I think the buildings at Lawrence & Pine do it in such a way that is safe for the buildings where the plant on metal things and barely touches the building.
Dems just swept school board races in a number of swing PA State House races. Great indicator for holding 144, and flipping 88, 143 & 147 next year, possibly even beating Brian Fitzpatrick! If we start working now we could even flip 145, 178, & the 6th Senate District in 2026.

1) Philly city planning staff testified at today’s Civic Design Review meeting of the proposed Sixers arena that 10 and 11th Streets would have to be closed before and after every event for crowd control. That suggests the site isn’t big enough for this use.
We need to decide if Philly is a city for people or a city for cars. There are currently over 22K units of multifamily housing under construction, and another 41K proposed or with permits. If you don't want to be inundated with cars, start improving public transit now.

While everyone's thinking about 676, expanding parks, and Chinatown, its a great time to remind everyone that the useless 1.6 acre concrete park with the "Bolt of Lightning" could be expanded to 3.5 acres with some simple ramp changes and no losses to bridge or 676 access.
3 designs have been released for the capping of 676 between 10th and 13th St. The 1st option leaves a vent in the cap between 11th & 12th St. The 2nd option is a full cap. The 3rd option redirects the westbound section of Vine St to the south side of 676. Which do you like best?

Dem Dan McCaffery won his race for the PA Supreme Court by 207K votes. There is so much attention on Philly, Pitt, & the Collar Counties (rightly so) but without the votes he received in rural counties (as defined by the

One day left to file for the 2024 Primary! Very impressed with how many Dems are running in districts that are very red but trending blue and so require attention and investment. Only 7 districts left that I'm still really hoping to see a Dem file in tomorrow.
With the old GOP Gerrymander, Dems have 90 out of 203 seats in the House meaning we need to flip 12 seats. Luckily, redistricting will give us 7 new safe seats off the bat: districts 10, 49, 54, 104, 129, 134, & 189

I absolutely love Helen Gym but this is my hesitation: I’m afraid she will give-in to the NIMBYs, nothing will be built and the city will stay segregated with housing costs skyrocketing. Can someone please dissuade me from this fear?
Gym says that it starts with the mayors office, that the city needs centralized planning, we need a citywide approach on affordable housing. Says Council and communities should be a part of the conversation, that people don’t like being surprised by development.

Over 100K housing units were permitted since January 2020 but the vast majority are single houses in car dependent parts of PA. Every multifamily building stopped in Philly, is a farm or woods destroyed.

I've been mapping vacant lots, excess parking lots, and the like that surround SEPTA Regional Rail stations. I've only done 27 so far and I'm up to a combined 714 acres, not including golf courses. For example, the Philmont station has a massive abandoned parking lot right there.
Every vote counts! The new District 137 went GOP by less than 500 votes and is 85% new territory for the incumbent.

The order of primaries should be systematic instead of the current arbitrary system. I’ve always said that it should go in order of the previous election’s margin so swing states go first, but I’d be open to it being in order of average temperature.

Particularly high trust among voters of the open ward and its committee people who knock each Dem door within their division in the lead up to every election, building relationships over time.
It always bothered me how much land is wasted by 676 ramps around Franklin Square. If we added ~800ft of ramps alongside highway, we could get rid of ~2300ft of ramps and free up 6 acres of land. To placate car people I added arrows to prove no loss of access.

Over the tracks! Hell yea! We need that over Powelton Yards in Philly. Also, 12 surface lots sounds perfect for a loading zone of a building that size. If every building had only 1 parking spot per 32 living units, we’d be much better off.
SEPTA Regional Rail has a bunch of stations right next to giant commercial properties of which large portions are completely vacant. If the zoning allowed it, would these companies choose to develop or sell off that vacant land for Dense TOD?
