The freeway is broken now. We have the choice to spend hundreds of millions of dollars to rebuild it, and ongoing maintenance costs, or spend a bit to tear it down with no maintenance costs. One is significantly cheaper than the other, plus environmental benefits to consider.

I think this is the issue I have with gentrification discourse—it’s always framed in this lens as opposed to the root cause: no development leading to higher home prices
Luxury condos, Airbnb, bike lanes, house flipping are often lagging indicators of gentrification, not causes. But they're visual so they make easy boogeymen. The actual cause: population growth, urban migration, boom bust cycles and income inequality are harder to visualize.

UC San Diego’s student housing is constantly expanding and is still full (with a waitlist) every year. Because of this shortage, students have to find off-campus housing options, bidding up rents in nearby neighborhoods. Continuing to build more student housing is the way out.
