Learning the art of selling can get you from losing to winning real fast. My best day I walked into a neighborhood without any customers & sold 15 in 1 day, generating over $7.9k in reoccurring revenue. 15/25 said yes, 2 no’s, 2 callbacks, & the 16th called in the day after.

5 of 18 people I talked to signed up yesterday evening. 8 said no, 1 said come back later & 4 didn’t answer. 3 of the 5 that signed immediately told me not interested when I first knocked. After a few smoke screens they heard me out & realized it was a service they valued.

Last year I closed 1 out of every 7 doors I knocked. I’ve got two rookies who close 1 in about every 100. My closing rate is higher due to 9 years of trial and error and getting my teeth kicked in. Sometimes you gotta get your teeth kicked in to log that experience.

I’ve got 2 rookie reps that are completely different. One can hold a conversation with anyone & enjoys things like sports, the other is kinda awkward & enjoys stuff like making sourdough bread. They both sell about the same amount of accounts. Everyone is different.

We provide a ton of incentives to keep our sales reps motivated & driven. We do yearly, monthly, weekly & daily incentives for the team. Daily incentives get the guys going. Even though they make upward of $200 a sale, It amazes me how competitive they get over $20 cash.

I’ve seen sales reps make well over 7 figures in commissions. 7 figures sounds crazy for a guy knocking doors, but the amount of effort that goes into mastering their craft, recruiting & putting in extra hours on & off the doors is the crazy part. Some wish, while others do.

Year 3 in 2017 I sold 272 accounts & generated over 175k in revenue. After cancellations I made a little over 82k from my personal sales. At this point I started to seriously start thinking that maybe this could be more than just a summer job.

Sometimes it’s the most interesting sales reps that take home the most bacon. I’ve knew a rep that made well over 100k in 3 months & when asked what his secret was he just said “I walk walk walk, knock knock knock, talk talk talk.” Wild.

Year 5 in 2019 I sold 271 accounts & generated over 176k in revenue. After cancellations I made over 106k from my personal sales. Total accounts went down a bit but overall ACV went up.

Some companies rely heavily on word of mouth, ads & traditional forms of marketing. We do the same, however, the thing that has allowed us to grow ultra fast is D2D. Instead of waiting on customers to call the phone we take action by pounding the pavement & closing deals.

Good reminder that there are good companies & bad companies. Some companies that are great & others that are going to over promise & underdeliver. Research & think about it before signing just because you saw something shiny. Hopefully this post saves you a few thousands.

Year 8, I started my company. I moved my family to a new location, took a chance & bet on me. I sold 271 accounts & serviced 132k in rev. While selling I serviced the majority of the jobs I sold, dealt with customers, ordered products while having a new born baby mid summer.

On Monday I went through Jimmy John’s for lunch. I pitched the guy taking my order and gave him a card. Saturday he texted me and said he was ready to move forward. Always be closing. Meals with clients.

Year 9 was the 2nd year of owning our business. I sold 252 accounts and generated another 132k in revenue. Still involved in spraying, ordering products, training, customer service & other responsibilities. We started implementing company systems for better efficiency.

Majority of no soliciting homes don’t care, most all the signs came with the home when they bought it. As long as the rep is courteous & nice, everyone is generally very receptive. It’s usually the people who are having a bad day or are unhappy with their lives that throw a fit.

My first summer in 2014 I sold 88 accounts, generated over 57k in revenue, I made a little over 19k. It wasn’t a ton, but for being a hungry college kid in between semesters I was juiced. This was the start that changed my life.

Can you start a pest control business while working a full time job? I get this question a lot. You would still need to make the full investment which is at a minimum $1000 and get your licensing and insurance squared away. At this point, most of your fixed costs are already

Year 4 in 2018 I sold 345 accounts & generated over 208k in revenue. After cancellations I made over 114k from my personal sales. We had a solid team that year & pushed each other to what we thought was our max. After hitting over 100k that summer I was hooked.

After taking a year off in D2D sales, I realized that if I wanted to make more money, I needed a job that allowed me to get paid for my production rather than my time. My 2nd summer in 2016 I sold 136 accounts, generated over 86k in revenue and made a little over 37k in 3 months

In my sales experience I’ve seen it all. Sales reps who make a ton of money in a short amount of time & sales reps who struggle and give up. I noticed those who show up everyday are the ones who excel. Showing up to train, working the hours & having a little grit goes along way.

Our early bird reps had their first sales training today. I can’t wait to see which of the 16 reps will grow the most, sell the most & which will be the grittiest. You really never know who is going to succeed until they are on the streets pounding pavement & knocking doors.

Year 7 in 2021 was one of my worst years. I sold 205 accounts & generated over 97k in revenue. After cancellations I made a little over 50k including overrides on all my recruits. Big bummer summer.

We always do incentives such as first person to get a sale gets 20 cash or we do 1 rep vs another and whoever gets the most sales gets 20 cash. It’s a fun way to motivate the guys and get into a competitive state rather than focusing on the job being hard.

@MikeFromCR Older folks are better to hit in the early morning to late afternoon, they are much happier and more receptive, the later it gets the crankier they are. Prime time for most everyone is from 5-9 pm. You will catch a lot more folks home.

@gvh41 We have been implementing this in our D2D program. Once the sale has been made then we ask for referrals of friends, rental properties, or if they own a business and if it is being treated. You would be surprised how many more sales we get from just simply asking.

…what I should have been paid. Should have been around 183k on personal sells but ended up getting around 140k with my recruits. Lessons learned is few companies are great, a lot of companies are not. Most tend to over promise and under deliver. Know who you are working for.

@trentjhughes My wife and I have loved in a ton of different places. We lived in IL, IA, NE, UT, NC and now CO. In NC I lived in Raleigh and I LOVED Wilmington. I could keep moving but it gets harder and harder a Especially on your kids. We hope this will be the last place we live haha.
