@crazyumbrellla @philbak1 A lot of them refinanced a house they bought 3+ years ago. And with 8.5% inflation, their real interest rate is -6%. They're getting paid every year to own the house. A lot of folks out there are paying $950/mo for an $800k house. They're very lucky.

Maybe if he rebuilt it from scratch but he probably doesn’t have the domain expertise to do that quickly. And that might be a fools errand.

@JamesSurowiecki Leverage helps but, on average, aren't ppl taking ~4% loans to buy an asset that appreciates at ~4%. I've always assumed it's the forced payment. If everybody was forced to make a mortgage-sized payment into the s&p every month, they'd do very well.
