I go by net worth. The goal is 1% of net worth on vehicles. You won't be able to start at 1%, but in the process of getting to 1%, you drive beaters. I'm 41 now and can finally afford a $50k vehicle. In 5 years, it will be $100k. Compounding really starts to work over time.

The most passive rentals I have are triple net ground leases, one to a gas station, and another one to a bank. The most difficult thing once the leases are signed is to cash the checks.
