I am building a spec home, it sold before we started (in permitting when sold), now the clients are treating it like a complete custom home.

I have built this over a dozen times.
It is a 2 unit set of townhomes.
First time I built them the lot was $150k, each side sold for $405k
One I am finishing now lot was $320k, on market for $739k.

I can't believe I have to say this...but:
As a contractor, never work with a client that doesn't have a sizable down payment, and never leave more than 5% at the end for them to pay.
Even further, never work with an attorney.
They are always the first one to screw you over.
I can't believe I have to say this, but:
DO NOT hire a general contractor without a written agreement!!
And DO NOT hire a contractor if it is not clear in the written agreement whether the contract is fixed price, time and materials, or cost plus.
