@TheDavidCohen_ it could also mean your off-market offer wasn’t real because it was probably based on ballpark numbers and wouldn’t have stood up to due diligence or inspections.

@MultifamilyMad Need more context than price. Are you going to be a pain in my ass? Are you really going to sell when i make the market? Is it priced right? how fast can it close? Sometimes you can sell 3-4 smaller deals faster than one big one make more money with less headaches.

When I first started, a senior broker told me to never bring up cap gains because it would scare the owner into not selling. I watched 2 deals blow up in his face in 2 months because the seller found out about tax liability after accepting an offer. Not only is it one of the first questions I ask but 1031 is a full 2 to 3 pages in every BOV.

Trump would tell those epa inspectors to go grab lunch at the Beverly Hills hotel on him (he wouldn’t pay obviously) and by the time they’re back, poof, no asbestos. In fact it would be the purest, most asbestos free sites anyone ever saw. They would all say “Sir, I have NEVER seen such an asbestos free site in all my life!”

@3NDeveloper it’s highly possible costar never updated their own photos because costar sucks. But also, how do you list a property online and not put eyeballs on it? I’ve had to call costar and ask them to delete old photos but I did it BEFORE I was on the market. LAZY AF.

This video is beyond DUMB. What are the tax advantages of owning BTC? Does BTC provide cash flow? Can I force appreciation of BTC? Can I depreciate BTC? can I buy bitcoin with 75% leverage and have other bitcoin users pay down my mortgage?

Passaic, NJ moves ahead with a new rent control ordinance. I don’t think many landlords will complain about this one. In fact, they really shouldn’t. It’s very interesting to see a mayor publicly say he is against rent control.

One of the many reasons I love this business and I refuse to be a lone-wolf: mentoring other agents. I’ve always shared all my info, generous split-agreements, and a clear path to partnership. I’m not interested in ass in the seats just to dial for dollars. I want a true team.
