Yesterday I completed an epic 33 mile bike trip from Redondo to Venice along the Marvin Braude Trail. It’s a gem of a bike path and one of the few (almost) fully protected paths connecting multiple cities in LA.

On a formerly single-family lot in Silver Lake. This is the future of housing in LA.
Suburbs and highways were built so people could ignore poverty, inequality, and homelessness.
But suburbanization and highways only further exacerbate poverty, inequality, and homelessness by perpetuating car dependence, housing unaffordability, & negative externalities.
Parks and Rec is a documentary film. There is no exaggeration between the show and real life and actual small town city politics. In the past month alone we’ve experienced storylines Parks and Rec wouldn’t even dare to imagine.
Here’s an extremely rare sight on an L.A. freeway: lots of people, no cars.
“It makes you realize how much of an open space this is when you see how many people can fit on it, especially versus how many cars,” Highland Park resident Shannon Talbot told me.

A developer has submitted plans to build housing near the Redondo Beach waterfront at the AES power plant. At 2,320 units, it will meet over 90% of city’s RHNA.
The site is currently zoned for park & utility but the city’s housing element is noncompliant.
Redondo Beach is converting a motel to permanent supportive housing w Project Homekey funds & the NIMBYs are having an absolute fit.
The city has actually been doing good work on homelessness: outdoor homeless court, pallet shelter, now this. Love to see it.
Big takeaway here: your personal household water use is a drop in the bucket.
More effective ways to reduce water usage: Take out your lawn and grow natives (or grow food w a drip system). Cut your beef consumption (beef industry relies heavily on alfalfa grown in CA).
If water use in California is 80% agriculture + another 12% landscaping, yards, etc, how come when there's a drought the state tells us to take shorter showers etc?

I invite anyone who opposes upzoning or allowing more housing to be built in coastal LA to come spend a week or month in the Inland Empire in the summer. Sweltering heat, steep AC bills, mosquito bites, car baking in the asphalt. This is the impact of exclusionary zoning.
The project is by-right and makes use of the city’s Tier III Transit-Oriented Communities Incentives allowing it to increase the number of units and set a percentage aside as affordable units.

Visit any beach in Southern California and you will instantly see evidence of the huge ebike boom. All we need is for cities & transportation agencies to catch on and build protected lanes so that people can ditch their cars and safely cycle to work, school, shops, and leisure.
EVs are not the solution you think they are: EVs generate 20% more car tire pollutants (6PPD, microplastics, PM) than gas cars. Mining & extraction for lithium pollutes air and water.
Instead we should shift away from cars & invest in frequent, reliable transit & bike infra.

analysis is HUGE: in the Salton Sea, CA, there is enough lithium for 375 million EVs — far more than every car in the US today. Wow.
Sounds to me like a situation ripe for wealth concentration, economic and racial segregation, an increasingly aging population with higher service needs, empty schools, and teacher/HCW/service worker/essential worker shortages.
Or we could just build more housing.
When I heard about the standoff in Torrance I immediately called my mom to make sure she was ok. She had been driving back from church in Torrance and was rerouted bc of the police/SWAT activity. Thank goodness she’s ok. I hate how we have to live in fear of mass shootings.
This tragedy marks the 2nd time in less than a year that a county supervisor in California was killed by a driver while walking across the street (the other was Wilma Chan, Alameda County, Nov. 2021).
Our elders, our children, everyone who walks and rolls deserve better.
Our County mourns the loss of our Chair of the Board Carmen Ramirez. Chair Ramirez was a pedestrian involved in a vehicle accident in Oxnard and passed away this evening. We extend our heartfelt condolences to her family, loved ones, and her City and County community.
The comments that Mr. Loewenstein made in the interview are the same response he had when I gave public comment on the housing element at city council: People work hard to afford their $2M houses in Redondo. Their kids will probably not be able to afford coming back & that’s ok.

Lemme just say it is damn stressful to ride a bike on a painted bike lane along a 5-6 lane arterial. All bike lanes should be protected bike lanes, or bust.

Based on law of induced demand, these changes may actually worsen the issue. More lanes induces more drivers and cars = more traffic. Torrance would be better served by protected bike lanes and bus-only lanes to improve mobility & reduce car traffic.

What the vast majority of people don’t know (including doctors) is how to safely taper / deprescribe from antidepressants and neuropsych drugs. Best recommendation is to reduce by 10% per month (compounding or liquid) to avoid disastrous withdrawal.
To spend 2 years on an intersection improvement and NOT include any bike infrastructure or bus lanes or any other mobility improvements is a very depressing use of tax dollars.
What sort of “pedestrian amenities” can come from 9-lane arterials?

One of Leo Pustilnikov’s builder’s remedy projects in Redondo Beach w 35 condos (20% affordable) on waterfront property. Planning director deemed incomplete, applicant appealed.
If you find the time in LA, I highly recommend a day on the bike trail. It’s amazing to see how lively it is with plenty of people, bikes, and dogs moving at different speeds.

No interior corridors! It might even be single-stair, but I haven’t seen any floorplans. Here’s what I can find from their website. They also say there are no shared walls between units horizontally so I wonder if there are inner corridors that are still open-air? Idk!

The alfalfa is largely grown for animal feed to feed beef and dairy cows. Beef is one of the most water, land, & carbon intensive foods to produce. We should all be eating much less beef, pork, dairy and working to transition those industries/farmers to plant-based alternatives.
The loss of Dr. Jing Mai reverberates far. I know folks who went to medical school w her. She had just started residency, like so many of my other friends. She was beloved.
We need our systems to honor the peace & health of training physicians.

There’s a shortage of affordable housing across the country. The owner of a former power plant in Redondo Beach is close to moving ahead with a housing development that will include low-income qualified units.

For my first e-bike-powered grocery run I cycled home with a box of LaCroix and a few other items in my panniers, with plenty of room to spare. I can definitely do this more often 💪🚲🌎
Never forget that when Seoul, Korea removed the Cheonggyecheon expressway in 2003 and replaced it with a restored stream, 1000 acre park and improved transit, not only did it transform the city’s public life & economic success, but the traffic got better.
The traffic got BETTER.
I’m riding the Metro from Pasadena to DTLA. There are plenty of examples of at-grade crossings and sections that go behind homes.
People in Lawndale should come visit and see there is nothing to be concerned about.

I just finished a clinical nutrition/dietetics rotation at an academic hospital and the amount of patients who come in for gun shot wounds...on a public health level it’s so costly to the health system and even more for lives affected. Paralysis, surgeries, lifelong complications
After El Segundo & the refinery, the trail passes by the Ballona Wetlands, a salt & freshwater marsh. It’s an impt habitat for local plants, wildlife, & ecosystem restoration.
Along the path here were 2 kids on training wheels with dad, as well as cyclists, scooters, & runners.
Update on the massive builder’s remedy project in Redondo: The planning dir. deemed the application incomplete, on the basis that it doesn’t conform to zoning (public utilities) & Local Coastal Plan. Developer appealed and the public hearing is tomorrow.

I’ve found that turning on the humidifier along with the heater helps the room to stay warmer for longer (and saves energy bc you can shut off both and stay warm for longer). If the room is dry the heat dissipates much more quickly.
I rode with a good friend of mine from college. We left at 10:30 am and rode through Redondo, Hermosa, and Manhattan as the beaches were just waking up.
We filled up our tires w air at a beach bike rental shop. I rode my hybrid Linus bike, Joanna rode her Specialized road bike.
Dollar for dollar, no vegetable beats the humble cabbage in terms of nutrition, versatility, storage life, and volume. One of my staple grocery items. I will always stan the cabbage.

two of the homes at our Hyperion project are affordable (per LA city). As we scale up, our focus is on increasing the % of affordable homes in our projects. We are also working on our own model for ensuring affordability beyond City mandates/requirements.
LA’s street sweeps of the unhoused is violent and wrong. A 15-unit green apt building (the basis of the professor’s remarks) w 2 units set aside for very-low-income households is a very good thing and will prevent folks from being pushed into homelessness (or provide a path out).
My timeline is swamped rn bc hundreds of ppl are freaking out that I use eco-apartheid language to talk about LA's housing market, where the unhoused are violently evicted, and the market is building expensive green apts. Another day on housing twitter.
After we returned to Linus to swap the e-bikes back for my tuned-up acoustic bike, we got to talking with some folks about how protected bike lanes make a huge difference in encouraging us to ride.

The City Council adopted an urgency ordinance amending the Manhattan Beach Municipal Code establishing a speed limit, safety and operational standards, and location restrictions for bicycles, e-bikes, and motorized bicycles. Press Release:
A developer that *has* tried to work in good faith w the city just had 3rd & final hearing at Planning Commission for missing middle housing on Catalina Ave by the pier.
The commission has dragged out approvals, citing not enough parking & too much VMT🙄

Check out One South and Legado on this same stretch of PCH in Redondo. One South is 52 units over parking garage & retail. Legado is 115 units over parking garage & retail. Really strange stuff and a direct result of the city council forcing developers to reduce the # of units.
Car dealership but make it an ebike dealership for people & families to test out ebikes.
And it’s not just a “bike shop” bc these dealerships also have go-kart style test tracks that double as bike safety courses.
+ best-in-class bike lanes, bike racks, and road diet demos.
Then, we routed our way back home, fueled up at a Trader Joe’s conveniently located along the bike path in Marina Del Rey, and retraced our path down the beaches. We arrived home just as the sun was setting.
33 miles logged just by the power of our own legs.
As the trail reaches Marina Del Rey, it dovetails with cars in a combo of Class II painted lanes, separated Class I lanes, and back to Class II. I’m not a street cyclist, & it felt scary/hairy to be riding so close to cars. But I felt strength in numbers w other cyclists nearby.
This was Joanna’s first time on an e-bike and it reminded me of something

Just wish it didn’t have so much parking! It’s not currently a transit hub but could easily become one.
If this gets built, hopefully the 22 acres of green space are turned into restored wetlands habitat. It was an impt salt marsh to the Tongva way before it was a power plant.
I’m riding the Hollywood Bowl park & ride bus from Torrance. We filled five buses at the 5:30 time slot alone. There’s definitely a demand for transit and buses in the South Bay. I won’t let NIMBYs say otherwise!
Park & ride or transit really is the best way to get to the Bowl.
Nearly 40% of emissions in CA is due to transportation. Personal vehicles account for 70% of that. EV incentives will only go so far. We must invest in transit and legalize infill housing so people can live closer to their jobs. I ask
