1. Good pics. Limit avail to 1-2 week long bookings first if possible in your area. Check comps regularly to see and for pricing.
2. Occupancy % is everything. Open to short term bookings (1-2 nights) for last min only. If all you book is Fri and Sat nights, you're doing it wrong

The simple answer:
When stock price increases so does market cap.
Total shares * share price = Market Cap
Market Cap is the value of all the shares
There are some caveats like minority interests & preferred shares, but this covers 95% of it.
