Funny how required side yard setbacks are a result of the FHA not underwriting your mortgage if you had an urban wall - to which they called a "social ill". An "ill because Italians, the jewish, black people - the "non-white" tended to live in such buildings. Planning is a joke.
In order to mitigate the revenue lost on fares, why can't LA Metro allow kiosk style commercial tenants on its rail platforms? they are all over the world!

Any LA planners here defending side yard setbacks? From what I've seen the rest of the world has done away with them or never bothered to implement them.
Super cool infill building in Vietnam. This building cannot be built here because it utilizes a point access layout that is used worldwide, but not allowed in California.

It's tragic because this rapid transit plan was meant to deliver better access to those population clusters. In the end we just wiped them out in favor of a highway and surface parking lots.
If you own land or know anybody who wants to build in Santa Monica- fill this out. You can build as much as you want regardless of where your property is as long as it’s 20% affordable. You have until today to do it before Santa Monica closes the loophole.
‘Historic Neighborhoods’ should revert to their ‘Historical’ zoning as well. I’ll play ball and build w same materials/aesthetics, but let me build that bungalow court and no parking no setback 10 plex.

This is why I think we are screwed. This 4 unit structure was required to build 16 - yes - 16 parking spaces because the local Neighborhood *Stabilization* Overlay Zone required them to do so (curbside parking concerns lol). Sometimes I really want to leave this country.

How many ADA compliant units were on that parcel before this construction? I’m going to guess zero. Now you get 4 units instead of zero, and you can get them built affordably. I count that as a win.
Absolutely insane that the brand new K line doesn’t get signal priority. Been stuck on 3 red lights in a row. This could be easily fixed right???

As an Angeleno/Californian, the scale of new development in Montpellier (pop. ~300,000) is incredible. It’s the fastest growing city in France, and at least a good percentage of that growth is happening at higher densities. This is the Higher Roch Tower, Brenac & Gonzalez, 2022.
A reminder that Los Angeles was not always a "car city". We had decent neighborhoods with funiculars too! Every single one of the buildings featured here doesn't exist anymore.

What? where's the transformer pad & bollards?! Where's the curb cut and driveway? Where are the side yard setbacks and protruding articulations?? This doesn't make sense, where is the second stair? Don't they know that buildings need two stairs?! This must be luxury housing.

It’s the society around those pictures that tell you the story. There are plenty of safe pedestrian tunnels with widespread use found around the world.
These are only four units. This exists because LA is so pre-occupied in limiting density, having high parking minimums, and throwing aesthetics out of the window. This same building can be so much better, it can be parking free, 12-15 units, have inclusionary and can look great.

Dude we have computers, programs to design super precise stuff in the comfort of ones underwear, laser cutters, and 3d printers. We could definitely replicate and improve on stuff from 130 years ago if we tried.
So what can we do? Well thankfully the world solved this a long long time ago. Most places in the world build courtyard apartments with neither a single or double loaded layout, but instead with a Point Access Block layout.
From what I know, post 1940 America, our apartments became dependent on either a "double-loaded" (like a hotel with a central hallway) or single loaded layout (like a motel with the hallway on the side of the bldg). But this means that units typically won't get two sides of light

Imagine cycling in a bus lane with a bus right behind you. Feeling pressured, knowing that you're holding up transit riders. It's not only taxing for you but also for the driver and the transit riders. It's cruel to subject anyone, especially children, to this kind of stress.

The way we build also affects how our cities feel. Buildings that form a greater city "urban wall" vs what we do in LA where our buildings stand alone, individual.
A concern from equity* activists is affordable housing provisions. Let me reiterate... YOUR LOCAL COUNCIL CAN PASS THESE AFFORDABLE HOUSING MEASURES, ABSOLUTELY NOTHING IS STOPPING THEM. YOU CAN'T BUILD AFFORDABLE HOUSING IF THERE IS NO ZONED SPACE FOR THEM TO BE BUILT GODDAMN IT
The buildings you get as a result from this reform are also better with acoustic privacy, sunlight, open green space, air circulation, and modestly sized 2 bed 1 bath units. A home run policy reform for more beautiful and safe housing.
I'll put it this way: There's a higher probability of getting struck and killed by an emergency response vehicle than to die in a modern single stair building from a fire.
My cousin was murdered in cold blood a block away from my house yesterday. My mind is in complete disarray. I can’t imagine the pain my uncle and aunt is going through.

I get it, we must fight for the working person, for those who need help, for people who have been disenfranchised time and time again, for tenant, for the immigrant. But that has nothing to do with not allowing more housing to be built.
