This 850 sf, 3br / 2ba ADU was part of a series that was deployed to over a dozen properties in our client’s portfolio. He operated as owner builder, so construction costs were kept low - about 250 / ft or 200k per unit. Soft costs were around 30k per unit. Cost in general

In 2010, we built for around 250/ft so a 1500sf entry level home cost 375. Dirt in West Oakland was ~25k. Another 50k in soft, so all in ~450k, sale at ~750k. Now we’re at ~150k basis, ~750k construction & ~100k soft. All in ~1M. Sale at ~1.1 on a good day.
