Generations ago, titans of industry would take the proceeds from their service and manufacture biz and create true trophy real estate assets.

Developer finds land. Contacts owner and agrees to price.
Goes UC knowing an interested tenant that makes property worth significantly more.
Closes, puts tenant in, and now property worth double

Oddly, mountain towns have the urbanism practices we should aspire to:
Walkable cores that are car free or light
Medium density housing
Solid public bus transport, that everyone rides, not just lower class.
Nature intertwined with everyday life
Routine community events

Firmly believe playing poker increases your CRE investing and deal skills.
Big lesson that I’m always reminded of: you should only play less than 10% of hands. Otherwise you’re likely to slowly bleed out the bankroll.
