We never had a ton of money growing up. Country club life was completely out of the question. My dad was a firefighter, but loved golf. He retired a couple years ago, full pension, and now works full time in the summer doing golf course maintenance. $15/hr, but free golf

Insider trading in real estate. Developer finds land. Contacts owner and agrees to price. Goes UC knowing an interested tenant that makes property worth significantly more. Closes, puts tenant in, and now property worth double Perfectly legal and happening every day.

Oddly, mountain towns have the urbanism practices we should aspire to: Walkable cores that are car free or light Medium density housing Solid public bus transport, that everyone rides, not just lower class. Nature intertwined with everyday life Routine community events

My retired parents just returned from a FL RV trip ecstatic Had build in community in their RV park. Morning coffee clubs, evening happy hours, and spontaneous interactions. “We met more friends in a month than 30 years in our suburb neighborhood” Lesson in there.

@colfaxmachine I grew up here, what I hate is the SPRAWL caused by the growth (and newcomers), not the newcomers themselves. We as a city can do so much more with better development, not simply lackluster cookie cutter neighborhoods 45 mins from the city. appreciate your takes

People glamorize entrepreneurship, but one thing they don’t tell you when you leave a w2 to start your own venture is it can get really lonely. You don’t realize how much a workplace is a sense of your community until you bail from it.

Here’s the weird part about the real estate market right now Both buyers and sellers are being fairly rational Irresponsible for buyers to pay 2021 prices with todays debt market But why would a seller transact below replacement cost when the asset cash flows no debt maturity

I’m not anti car. Hell I love getting in my gas guzzling truck and escaping to the wilderness I just firmly believe everyone who wants to should have a neighborhood bar, coffee shop, or grocery store they can easily get to without a car l.

Firmly believe playing poker increases your CRE investing and deal skills. Big lesson that I’m always reminded of: you should only play less than 10% of hands. Otherwise you’re likely to slowly bleed out the bankroll. I feel this in looking at deals currently.

Strategy: - Don't rely on dev fees to cover a major portion of overheard; get into 3rd party services - should have sold more in good times so not to sell in bad to cover shorts - Say "no" more often - to deals & people - mistake thinking inflation will carry rents up

How I’m thinking about the next few years and a tough market potentially: Build a service biz (fly fishing travel) to help with cash flow, and buys me time to hang around the hoop for opportunistic real estate buys, without being dependent on acq fees or promotes
