I go to the gym in the morning. And I get to see my kids now before they go to sleep, have dinner and read to them with them most nights.
My old commute (pre covid) was 1.5hrs each way. 3hrs of my life back per day, 15 hours a week I get back.

Private/parochial schools have more accountability than public schools. Public schools are allocated a budget every year regardless of student outcomes. Public schools are accountable to the government/teachers unions. Private/parochial schools are accountable to the families.

- There are currently 41,533 AirBnB listings in NYC
-But there are only 25K apartments for rent in NYC
Housing prices here are astronomical. I'm a free market guy, but this seems like its screwing the locals

I went to Baruch College in NYC to get an MBA. Not a top tier school by any means, but it had a good reputation when I started.
It has fallen dramatically in quality and it is effectively a diploma mill for MBA.
Do not be impressed with people who have an MBA.

I am 5'7 and mid. Charisma is my lifeline. Definitely a harder road, but doable.
Be likeable, be memorable, be a "renaissance man" (be able to hold a conversation with anyone from anywhere and have a few pieces of knowledge you can drop).

Just saw this stat: 47% of all rent stabilized apartments in NYC LOSE money every month.
So… why on earth would anyone want to invest, purchase, or lend to a rent stabilized property?

- writing copy, property descriptions, social media posts
- Financial modeling: people don’t realize… if you give chatgpt all the assumptions, it can build you a DCF model and give you NPV, IRR etc.

Regarding the tragic parking garage that collapsed yesterday in NYC, I’m seeing a lot of ignorant takes and finger pointing. Just sharing my knowledge:
NYC just enacted a law in 2022, LL 126 that mandates parking garage structural inspections every 6 years.

What you described is pretty standard in my market. LL wants some type of protection incase the tenant is a deadbeat, skips town, or runs out of money during the buildout.
I can make the argument for both sides.
