Occasionally show houses to students before we are done with them. Showed a group this week and they asked if we could put the nice flooring (LVP) over this floor in the living & dining room. I love it lol

Neighbor called me in for no permit for the fence I put up. City wanted to see fence line compared to property line. I get a survey. Turns out the neighbor is 15ft over the property line. So the neighbor paid me $3k last week to deed over that 15ft to him. Expensive phone call!

Asked appraiser last week to consider 7 other comps after appraisal came in low at $190k when it shouldâve been $220k. Got new report back today. He used 4 of the comps. All C3 condition which was same as my property. Tanked each comp by $10k-$15k for âconditionâ causing the

Just had a house we recently remodeled appraise $30k low. Was the worst appraisal Iâve ever seen. Appraiser valued a large shed on a comp as equivalent to the 900sqft garage with 10ft ceilings on my property. Had another âcompâ that needed $40k of work labeled as âsimilar

Working on a duplex right now where one side used to be a dentist office. We were able to eliminate three of the exam rooms and turn them into an open living room & kitchen by putting up LVL beams. Certainly learning a lot from this money pit!

When I bought this house, the basement ceilings were old drywall and less than 7ft tall. To open things up, we tore down the drywall and painted the ceiling joists black. Turned out really cool and feels way more open!

Took these laminate countertops from boring to new with a $200 epoxy paint kit. 100% doing this for every house moving forward (as long as they hold up)
