🇨🇱 Greetings from a Chilean lawyer! I have a background in real estate, corporate law, and international law. Currently working on a tier 1 real estate law firm, but wanting to transition into a real estate investment career mixed with a legal practice (50/50).
Best and worst things about every South American country
Argentina 🇦🇷:
⁃Best: passionate people.
⁃Worst: how irrational people are (were?) with regards to politics.
Brazil 🇧🇷:
⁃Best: joyful people.
⁃Worst: crime.
Bolivia 🇧🇴:
⁃Avoid at all costs.
Chile 🇨🇱:
Traveling to Argentina can be a logistical nightmare.
I was in Villa La Angostura a month ago and we DESTROYED a tire from our rental car.
In Chile a tire costs 70-100 usd. We went to buy a new one and the cheapest one was 500 USD. WHAT? Tariffs…
So we asked for a national
Most developed country in LatAm by far, top 20 passport worldwide, good weather, good investment opportunities, super digitalized country (great when dealing with public bodies).
Oh, and the nature.
Visit during November and December.
- Santiago is the capital city. Great places to eat and drink.
-Then head to Zapallar for the weekend (maybe similar to the Hamptons? Nice suburban beach near Santiago) or to the wines district (stay in hotels from famous vineyards).

@ArjunJacobson
Bolivia is a sub-Saharan African country in the middle of LatAm. No regulations, rule of law, health standards whatsoever.
Several friends of mine have gone there and told me that it shouldn’t even be called a country hahaha.
@BasedNikoBellic
Hahaha true to a point. Santiago can be a horrible or amazing city depending on how you experience it. Patagonia during the summer is the place to be, I would avoid Santiago entirely.
@bethanyjbabcock
Terrible for people in Argentina. Ask one Argentinian how they manage the cash withdrawal limits. He told me they simply plan ahead of time for big purchases (300 USD). The whole family goes to the atm for several days a week before.
The views were worth it though!
Portal Inmobiliario is the Chilean Zillow.
They just published their quarterly residential real estate report for Santiago, Chile. Here’s what I found interesting:
- Significant decrease in home and apartment sales prices in the Greater Santiago area, marking the most

Stability, lower taxes, predictable legal rules and mechanisms to favor
It never snows in Santiago so we are pretty excited (maybe once every three years).
Before and after vid. I took of the same street (30 min difference). What a beautiful city.
@srebrin
Well it’s not like their economy works at all. They truly need an economic revolution.
Let’s hope they can withstand the subsequent economic shock (it’s a terrible dilemma but there is now way out).

I love America but the individualism in some parts of the U.S. is unbelievable.
LatAm: family is everything, weekend family gatherings last for hours, long dinners. 60 yr olds help the 30 yr olds, the 15 yr old kids help with their younger 5 yr old cousins.
Urban America:
I know grandparents who charge $$ to babysit even for a few hours.
Millennials will hopefully bring back the 'generational' family living & helping each other through life.
I already tell my 4 kids (aged 2-9) regularly that they need to live near us so all grandkids, kids,
Public debt in Chile reaches its all time high, with 40,7% of its GDP. This is fucking scary.
Comparison:
- United States: 123%.
- Brazil: 72,78%.
- Canada: 106%.
- Italy: 144%.
- Germany: 66%.
Heaven for an Austrian economics adept: Hong Kong: 2.1%. 🤤
@SMB_Attorney
Happens in big law but solo practice has amazed me as the best path to follow to avoid this. You charge more for boutique artisanal work (can’t be commoditized legal work), you deliver prime results and since you charge more, you have the time to think every small detail through.
@timellisau
For a family holiday you could consider Brazil (but please stay in the best neighborhoods and in the best hotels if you’ve never travelled to LatAm and you have kids).
Southern Chile during the summer is amazing and really safe, and you could combine it with Argentinian

Private equity real estate ruined my favorite hotel in Latin America (Hotel Casa Pestagua, Cartagena de Indias, Colombia), and how this presents a business opportunity.
It's a beautiful colonial mansion that was the original house of a former duke. Two decades ago, it was
Milei just closed the “Indigenous Peasant Family Economy Institute”. They had 964 employees, 900 will be laid off, they had 160 branches, 2 headquarters, and 204 vehicles. They spent 10.5 million USD per month.
Common sense move tbh.
🚨| ÚLTIMA HORA: Milei PASÓ LA MOTOSIERRA y cerró el "Instituto de Economía Familiar campesina indigena". Tenían 964 empleados, 900 serán despedidos, tenían 160 delegaciones, 2 sedes y 204 vehículos. Gastaban $9.000 millones por mes y no producían NADA. 🇦🇷. ¿Apoyas este cierre?
And sunlight.
I lived for 6 months in Costa Rica during the winter and you had sunlight from 9 AM to 4 PM. I got mildly depressed and didn’t know why, doctors told me it was the lack of sunlight.
We are lucky to have a lot of sunshine hours in LatAm and most of America, we
People don't appreciate how important the weather is in your ability to live a good life.
Even at 11 degrees (not the worst weather), you STILL can't sit outside on your patio.
At 11 degrees you can only be outside for a brisk walk with a scarf and hat.
Good morning to those
Demand has dropped for residential real estate in Santiago, Chile.
Nevertheless, you still have significant demand for class C apartments with a 3.9% cap rate. Debt is currently at 5%.
I don’t get it. Is it dumb money? Are they hoping for market rents to go up? Thinking they
@Sanghera__Aman
In Latin American (and a few European) countries we have something called laesio enormis. If you buy RE for less than 50 cents on the dollar, you can make that purchase void or make the buyer pay the difference in order to complete 50% of its market value.

1- You could file a suit against him. Maybe it would deter future scenarios.
2- you mentioned industry norms. Please do a twitter series of unspoken industry norms for newbies (even better if you include old school ones we could revive). It would be so entertaining and helpful.

Espíritu Santo, São Paulo, Río and even and RGdS (a supposedly safe State) are crazy dangerous. Of course you can always live in good places like Barra in Rio and Alphaville in SP.
But the overall sensation is still not being able to be on the street with the windows open and

Valparaíso, Viña del Mar and Concon all share the same coast.

Florianopolis, morro do São Paulo, paraty and of course, Rio.
Haven’t been to the best cities in the north of Brazil. I’ve heard spectacular things about Pipa and Fernando de Noronha (usually ranked as the best beach in the world).
As a traditional architecture lover, I’m stunned by this development in West Palm Beach.

It’s been one of those nights of becoming obsessed with a topic (more than 5 hours now). This time it’s:
- Incorporating foreign companies in Chile and its benefits (ideally based on the new US-Chile double taxation treaty).
- Paying zero taxes in Chile from brick and mortar

Turns out they are doing some work in the US, so we talked business.
But we're also planning on having drinks in March in Santiago!
I receive so many DMs from aspiring Developers that it is unbelievable.
To the maximum extent possible, I give feedback and advice to set them on the right path.

Bolivia is a non functioning and super underdeveloped country (going back 100 years in time, by Latin American standards). Paraguay has little to offer (nature only, but if you want good jungle experiences, visit Guatemala).
19,9% of the energy generated in Chile is solar.
Highest percentage in the world, we started almost from scratch 10 years ago.
The issue now is mostly transmission, not generation. A countrywide project of transmission called ISA-Interchile was supposed to solve this but

The case of the American creep (Timothy Alan Livingston, remember his name) caught with two underage girls in a Medellín touristic residence has caused a massive earthquake throughout the country, not just Medellín.

Chileans are payed really well relative to their productivity.
It has one of the worlds greatest gross salaries in comparison with GDP per capita.
For every US$2500 a Chilean produces, they receive a salary of $1500.
Just spoke with a huge national tenant that wants me to develop for them. He told me: yes, our rents are usually lower than the competition, so you should expect a 12% cap rate.
