There's a multi generational Asian family in our n'hood. They live in 6 houses on the street. There's about 20 kids among them. You'll see one grandma pick kids + cousins up at the bus. Another w all of them at the pool. You never see this w the avg American family. I want that.

No, $70k/yr won't make you happy. The key to happiness is sprinting as fast as you can to $10-30M in assets you own 100% that can throw off 5-6% liquid cash. Being content w that income. Not touching the principal. Then doing whatever you want from there no matter what it is.

Caveats:. 1. Blood draw places will never let up. labcorp/quest diagnostics. They will find you. 2. Can't do this for basic doctors like a pediatrician. It's for specialty and one off bills (like having a kid hospital bill).

We bought this house a few yrs ago for $155k (worth $245k at purchase). Needed 25k in repairs. Rents = $1875/m .Worth $325k now. After refi around $215k, we had $0 in it. Problem is taxes/insurance skyrocketed so it doesn't cashflow. i.e. where investment properties are going

I've posted this before & people said "Lies, I can do all these.". It's BS. They're lying. Or they're in denial that their spouse resents them & they don't see their kids as much as they claim. Going all in on spouse, kids and your career will take up 18 hours of your day alone.

The truth is, juggling.- Spouse.- Kids.- Job.- Health.- Friends.- Hobbies.- Meeting new people.- Sleep.- Relaxing. Is impossible. Dad bods are a thing bc most guys neglect health. You'll have to choose 4, maybe 5 and the rest are put aside.

Driving w/ wife through a n'hood we're interested in living in. Every house is cute as heck, lawns perfectly cut, a gaggle of moms playing tennis at 11. Then we drive by this beater. Looks abandoned. "This should be our house," my wife says. I go up and knock on the door.

As someone who supports capitalism. this is where it fails. Fails big time. Because this is not capitalism. You take 200M for yourself then ask for 6B in handouts. only to ax 19,000 people. That's the opposite of capitalism.

You'll never realize how much free time you had until you have kids. The 'on the whim' "Honey, want to go to the movies?" . Those days are over for at least 10 years. 20 with multiple kids. Everything must be planned. Less events out, less money spent on entertainment.

Met an HVAC guy with multiple crews. Did amazing work for me. His Dad & Uncle did the biz for decades. His day starts at 6a driving around to different projects. When I worked with him, he had to finish up a job around 9p as his crew had left & they messed something up. Think.

If someone you love smugly tells you, . "I'll never sell my 3% mortgage house, I'll just hand to a property manager & collect rent checks" slap them in the face. Bc they don't know what they're talking about. Being a landlord isn't passive & it's not cheap. One of our properties

I've found I can only do 4 of these well MAX. - Present w Kids.- Present/romantic w Spouse.- Successful at work.- Good Networker.- Hobbies.- Relax time.- Exercise time.- Time w 'my buds'.- 8 hours sleep. I see people on here who seem to be able to do it all. Not sure how.

Talking to different mortgage brokers/realtors, there's an overwhelming belief from them: . - Mortgage rates will drop to 4-5% by Dec 2024.- A housing buying frenzy will start all over again.- RE prices will skyrocket higher once more. My thoughts: . 1. Seems illegal to tell.

Guy I went to school w is thinking of divorcing his wife after 7 yrs & 2 young kids bc wife is "different after kids". Men don't realize the mental & physical toll having children is. Moms put on brave faces. but it's tough for them. It makes moms the strongest species on earth.

Huge opportunity coming in chain sit down restaurants. All the dinosaurs are pure crap now. Applebee's, Olive Garden, O Charley's, iHop, Red Lobster, Cracker Barrel. Food quality โฌ‡๏ธ.Portion size = smaller.Menu = shrunk .Prices โฌ†๏ธ.Service ๐Ÿคข. These places will be JCPenny'd soon.

All of this sounds negative, it's real truths. Positives outweigh the negatives. I've made MORE money since kids. Things get easier as they can do things on their own. They become the best companions. Nothing beats hearing their laughs at new experiences or funny things.
