So it if he becomes low on liquidity, he can’t sell buildings to pay them back because he is millions underwater in the loans. Plus he loses.

I have invested in several companies because they embrace the idea of raising from the crowd. The next Apples and Ubers of the world will IPO with thousands of happy everyday investors on their cap table. Having 10,000 investors is a competitive moat, ESPECIALLY if you use them.
