Huge day for this amazing project. First test trains over the viaduct. A full, 12 car set, powered by an MP40 & MP54. It's funny to have watched this every day for the last three years & finally see the end result of all that labour. Congratulations to the whole project team!

Progress on the Davenport Diamond on @GOtransitBR is really shifting into high gear. Images from 9am, 10am, 11am & 1pm. The speed with which we're able to build this kind of infrastructure should be instructive for all sorts of transit projects across the City.

Two houses in Toronto could give way for stuff like this. Just make make the approval cheap and straightforward. Hell, you could even have architects standardizing plans based on lot size. Optional retail at grade, 0m side setbacks, 2 units per floor. Up and down the Yellowbelt.

Four excellent Queen East midrises. All of these should be as of right, but instead they took: 335 days (Pic 1), 365 days (Pic 2), 549 days (Pic 3) & 976 days (Pic 4) to approve. Would anyone looking at these projects today claim they were too tall? Not contextual? Block busting?

Huge new app from @kingsettcapital & @smithgillarch at 646-664 Yonge St. 75 storeys (254m), 548 units. Most importantly, 0 car spaces & 614 bike spaces! From a policy perspective, what's most encouraging is the abandonment of OPA183/SASP382 which neutered many sites for too long.

Resubmission of an striking one at 208 Bloor St W from @BDPQuadrangle & @pureplaza . Grew from 28 to 34 storeys & from 46 to 142 units. 0 parking, 128 bike spaces. Ultra luxury condos still don't seem to work in Toronto (at this price point, most just see more value in a house).

Fuck Around & Find Out Files: in 2016 @GairlochDev & @_archAlliance_ tried to do 22, 4 storey townhomes at 49 Lawrence West. City & residents took the project to the Board &, unfortunately, won. Now, 6 years later, a new owner & @bortolottoarch are going for 9 storeys & 40 units.

Far more importantly though, they've eliminated all but 5 parking spaces and have introduced one of the best cycling facilities in the City (478 spaces). If we want to be serious about getting people to shift modes to bikes, this is *exactly* how you do it. Truly next gen stuff.

Taking a step back, it's worth remembering that construction is *fucking* cool. The United BLDG by Davpart & @BHarchitects , a 52 storey, 709 unit condo & office project going up right now, features the largest facade retention system ever deployed in Toronto (9 storeys + P4 U/G).

Absolutely GORGEOUS app from @studiojci at another developing node: Dufferin & Eglinton, taking full advantage of the under-construction Fairbank Station on the @CrosstownTO . 36 storeys (13.7 FSI) w 483 units including 15 *four* bedrooms - awesome! Only 24 parking spaces too!

A Queensway Streetcar? Either as a branch to the 501 or its own line from the Humber Loop. If everything happens as developers want, there's *plenty* of density to support it. Good connections to the Bloor Danforth & a great opportunity to reimagine a current car sewer.

What does affordability look like? This beautiful little project from Percy Ellis & @studiojci . They should be as-of-right across the City & should come as a kit of parts from Rona or Canadian Tire. Copy these *everywhere* & you'll start to bring affordability back in check.
