This whole thread seems to say that you are unaware that municipalities also have housing and zoning codes. HOA is a next level of busy-body on top of that. So not having an HOA doesn't equal wild west, it just means no micro-control of your property.

For further clarification, I don't know any non-control freaks who appreciate living in an HOA controlled community. Most regret having bought a home in an HOA controlled community. There are people who enjoy that level of control, but I don't generally like being around them.

Many kids out of school for a year plus. Sports were shut down in some districts. Number of kids in sports has dived.
I made my children (middle school) workout and run during the lockdowns instead of staying online constantly. The year sports came
