@Storage_Venture A few years ago we were buying a property from a Wholeseller. They informed us the seller backed out. After I door knocked the seller, found out they were unaware of the cancellation. The wholesaler sold it to someone else for $1,500 more. We haven’t worked with them since.

Update: 1. Buyer is set to close next week 2. New leases signed on 4 of the 5 properties- tenants showed proof of rent payment 3. 5th tenant is moving out Friday 4. Property manager said I’m mean and won’t work with me in the future. 5. And most importantly my seller is happy.

Not closing enough deals? Keep calling. Lacking as a negotiator? Keep calling. No leads? Keep calling. Yes, deal flow can be slow at times. Yes, you don’t get the results you want at times. But the worst thing you can do is quit. Keep. Going.

We just went under contract for two side-by-side duplexes. Each can be bought for $165,000, with a rehab cost of $80,000, and an ARV of $280,000. Alternatively, we could assign them for $185,000 each, take our fee, and let someone else handle the rehab. What would you do?

Strongly held belief: Opportunities in real estate expand as your focus narrows. Jumping from one asset class to another never allows you to master any. Pick one: • Single family • Multi family • etc Learn as much as you can. Build a strong portfolio. Then you can expand.

Our team is trying a new listing strategy for the main photos on rentals and flips. Using a Black and White photo as the cover image to stand out on sites like Zillow. I am still not sold but they saw a substantial uptick in views when they switched the the B/W cover photo.

@_FlipMan In Kansas City, it's common to find older small multifamilies that were originally single-family houses pre-WW2. Post-war, with the population surge, many were converted into duplexes. Reverting them back now is somewhat simpler due to their initial design.
