From what I am seeing from a distance,John Rustad, as a politician,has many of the characteristics of a Premier I long ago worked for— Bill Vanderzalm. Rustad appears to me to be a Bill Vanderzalm minus the charisma.

Michael, this is a 25 min walk or a 4 minute drive from ground “0” in Vancouver’s CBD. We can’t allocate land in such areas for duplex density in any of our cities in the world. Urban populations are growing rapidly. We MUST use land more efficiently.

A group is trying hard to gain control of Vancouver City Hall to stop ALL new housing development. They want to turn the clock back 50 years. If you think housing costs are high now, you can’t imagine what they’ll be if they halt new development.

City & regional governments are wrongly relying on development charges to finance basic urban infrastructure. These are targeted taxes on new homebuyers & push up housing costs. Governments can secure long-term debt at lower rates than residential mortgage rates

North American urbanism has reached a vital inflection point with the housing shortage across the continent. Storing automobiles no longer makes sense. Land must be used efficiently for housing. Minimum parking requirements aren’t feasible. Public transit will be the new focus.

Ten hours between tweets. Does that mean more than 10 hours later the chair wasn’t yet returned. It only takes six hours to fly across the country. I would have expected Air Canada to have commandeered a special direct flight to return the chair. What ARE THEY COLLECTIVELY DOING?
A CMHC study says that BC needs to add 570,000 new homes- above and beyond the expected trend of 423,000 homes- by 2030. This means building more than 110,000 new homes each year between 2021 & 2030 which would be 174% more than we added over the past 5 years.

When I started working in urban development 35 years ago Canada had 1/3 less population than today. 1985 housing completion were 216,532. In 2022 there were 219,942 housing completions. Housing starts fell below 200,000 during 9 years since the new millennium.

The Province should prohibit local governments from requiring minimum off-street parking for new developments within 800 meters of a rapid transit station and/or bus exchange.This VERY expensive infrastructure will be obsolete within the next 15 years.

We have a democracy. We don’t make decisions in a democracy using popularity polls. I realize many today don’t understand that because their lives are guided by fleeting opinions posted here or on other social media. Let’s protect democracy not popularity contests.
Why wasn’t SkyTrain designed for snowfall? Can some new equipment be designed for snow clearing on guideways and tracks? This is normal winter weather in most other parts of Canada. Climate is changing globally. Let’s adapt instead of pretending it doesn’t snow here.
The BC government’s housing strategy promises more than any BC government has in 20 years to try to meet housing demand. Implementing everything quickly will test the measure of the Eby administration. Everyone should support the government in the effort to end the housing crisis
Agree! I took a proposal for multi-family development around Nanaimo Station to the City about a decade ago. They weren’t willing to support it. Cities around the world wish for transit oriented development. Vancouver is content with detached homes around rapid transit stations.
Taking nearly 4 decades to allow multi-family housing around Nanaimo Station is a land-use policy failure, exporting young Vancouver families to the suburbs.
Transit stations should be surrounded by multi-family housing. It’s just common sense.

I don’t understand this “not worth the cost” positioning. In my 40+ years of active political service with conservatives in Canada I’ve never seen evaluating governing using an economic equation,especially one simply reduced to a cost calculation. Governing is NOT a transaction.
Wise move by Premier Eby to establish a separate Ministry of Housing with new Minister Ravi Kahlon. Increased housing supply is the key to more affordable housing. Focusing on that goal can make a big difference and make life better for all British Columbians.
The BC gov’t can really confront the housing crisis. Revamp the Vancouver Charter. Scrap “conditional use” zoning powers & eliminate ability to have hundreds of zoning “districts”. Put 8 people in a room for 10 days with legislative drafters & tell them to get it done!

Soaring municipal development charges are crippling housing affordability in BC. These are targeted taxes on new home buyers. Financing urban infrastructure this way is both unfair & inefficient. Governments can borrow more efficiently than homeowners can with mortgages.

Brent Toderian is right! If Vancouver City Councillors are wise enough to approve the Broadway Plan, a decade or so from now popular opinion will likely be that the plan did not go far enough in setting goals to transform the city’s settlement patterns.
Vancouver voters have decisively indicated they aren’t at all keen in turning the clock back to the 1970s. Embracing change and managing growth will be guided by a Council with some unity and resolve. No more votes to abstain.

Where do planners say no? They make recommendations to elected representatives of the public. We do live in a democracy where elected officials ultimately make the final public policy decisions. We don’t live in a technocracy, thankfully.
Federal & provincial legislative reform is URGENTLY required so all 3 levels of government have clarity on how urban infrastructure is to be financed economically. Defacto taxes hidden in residential purchase prices & inefficiently financed with home mortgages makes NO sense.
Metro Vancouver board voted 82-58 to proceed with hikes in development charges on new housing starting in 2025, instead of delaying for one year as requested by

So sad to learn Saturday of the sudden passing of my friend David Thom. David was a visionary business leader who led IBI Group in going public +/-20 years ago growing it into one of North America’s largest architectural firms -now part of Arcadis. David was a superb architect.

Formal educational instruction in urban land economics should be a prerequisite of being accredited as an urban/city planner. In Canada,sadly, knowledge of urban economics/land economics and urban development finance is not a big part of earning a graduate level planning degree.
Canada’s population increased by 776,217 over the 1st 9 months of 2022 exceeding the total growth for any FULL-YEAR since 1867.
In BC municipalities continue to drag out approvals for smart growth to provide housing. The Provincial government needs to act FAST to remedy this.
