@BrycenForeman @seandsweeney Reminder though that there is little to no cash flow in an affordable deal for 30+ years. So as a developer, this is your one and only money making opportunity for three plus decades. It's a completely different business model and market rate developers get caught up on the fee

@nickhaltermpls @hemakhemak Have to be really careful with office floorplates. A lot of times they can't support the load for storage. Portions of floors can work.

@Joe_Stampone @jayparsons I think it also depends on unit type. I'm generally in agreement with @jayparsons that household formation is what drives multi demand. A poor for sale market probably indicates poor household formation. But 3BD and 4BD units might get a little bit of a tailwind

@supertrucker @AidenTyler At $130K, this is like $60K inflation adjusted for when my parents were first buying a home. Most people's parents were spending more than that 30 years ago for their first home

@resetbasis Bridger Bowl. 20 minutes outside Bozeman. Non-profit ski hill so lift tickets are extremely reasonable (like $80). $2 beers last time I was there. Great skiing. Plus Bozeman is a wonderful town.

@bobbyfijan @Joe_Stampone I've thought about this a lot recently. Does the difference between stick and concrete in insurance make up for the cost difference enough to be worth it. Will buyers appreciate that fact? Will lenders?

@moseskagan @seandsweeney Yes but the overwhelming majority of our immigrants assimilate incredibly well into the US. Which would be a counter argument to just looking at immigration as a percentage

@ClBlockchain @donnelly_b You'll get no argument from me on some of that. I love Canada. And cost of living is generally somewhat lower in Canada (although Toronto and Vancouver are notable exceptions). But incomes are much much lower.

@chernobelskiy @EllliotttB In theory, I could see it working. But to me it would as an additional acquisition platform for an SFR aggregator and not as a standalone "proptech" startup. Managing a disbursed SFR portfolio is really really hard. You need a tremendous amount of scale.

@chernobelskiy @EllliotttB Two things: (1) how is this a proptech company and (2) how the hell does a SLB strategy go defunct in less than a year. Has to be tons of financial incompetence in these deals.
