Brutal. My kids ride this bike lane a lot. As a parent, F*cking Idiot Drivers Of Vancouver are my #1 fear, by a mile. Nothing else even comes close. Not drugs, not alcohol, not random stranger attacks. F*cking idiot drivers are the #1 threat to their safety and well-being.

I generally don’t pay much attention to federal politics, but it seems to me that 80% of the country’s housing problems are pretty specific to Vancouver and Toronto, so they put a lawyer from Nova Scotia w no housing-related experience in charge. Doesn’t inspire confidence.

I ❤️ Kits; it’s been my home for almost 20 years now and I couldn’t imagine living anywhere else. But I’ve spent the past few days in North Van and I have come to the conclusion that Central Lonsdale is better than West 4th and West Broadway right now. More vibrant and varied.

So I’ve done a few laps in my car around Stanley Park in the past week to check out the bike lane pilot and what all the fuss is about. Here are my observations: (1) depending upon time of day, there are often more bikes than cars on the road. That was the case this morning.

This is a bonkers take. One of the biggest problems of our housing system is that every home is a unique one-off, hence construction productivity has actually fallen over the past 100 years while every other form of manufacturing has seen incredible efficiency gains.

It’s actually only 36% of @CityofVancouver population that owns a car now. Parking is not prerequisite to success of a commercial street in a high-density, transit-oriented district; it’s actually a negative. Other uses for that space would benefit businesses far more.

Hey @CityofVancouver ⁩ this is second incident I’ve seen caused by these useless ‘slow street’ barricades installed last month. They don’t slow down traffic; they cause crashes and traffic chaos.

People should drive it and judge for themselves. I’ve done four laps now including on the weekend and this is an absolute non-issue. There is absolutely no limitation on anyone’s access here. People are being very dishonest here. Adjustments have been made and it works well now.

@amberkanwar There are people for whom cycling doesn’t work, for whom cars or transit are necessary. That’s totally fine. The point is that if we can get more people who CAN bike TO bike, it frees up road space for everyone (and provides a multitude of other benefits as well).

Today, kid #1 (14) & his buddy rode bikes down PGR bikeway, to Beach Ave bikeway & along Coal Harbour seawall to @bellagelateria . Kid #2 (12) & her buddies rode PGR to Spanish Banks & swam in the ocean. The independence that safe bike routes provide to city kids is so valuable.

10-year GoC bond is at 3.35% right now. Highest it’s been since January 2011. Low interest rates over the last 10 years were what made new rental construction economically viable. Right now, that period is OVER. With yields up 50bps or more, no new rental projects will pencil.

Restoring vehicle traffic to pre-pandemic levels at Stanley Park remains a priority. The temporary bike lane is being removed as we speak, however; some sections need to be repurposed to address safety concerns that have become apparent.

I love the simplicity of this design. I say make it modular and stack them 6 high everywhere. Could fabricate these modules off site and build the whole thing in a couple months, you could get 24 - 400sf units on a standard 33’ lot. Scaleable, would move the needle.

Shortage of ground-oriented housing has me thinking again about fee-simple zero-lot-line rowhousing as a key part of the solution. Take a standard 33’ lot, slice it in half and you have 2 new rowhouse lots. Get your permit in a few weeks and go. The new Vancouver Special.

My taxes are the same whether I use street space or not. Majority of Vancouverites do not own cars. Free street parking is yet another subsidy to me as a driver that I don’t need and didn’t ask for. Meanwhile people who can’t afford a car are the ones who pay for that subsidy.

City needs to raise on-street parking rates to market. Would solve so many problems. Right now the City is subsidizing wealthy homeowners and landlords through free/underpriced pkg. And I say this as a homeowner & landlord who enjoys massive benefits from free on-street parking.

Meanwhile in Vancouver we spent a ton of money piloting a school street for 2 years, found out that kids, parents, and staff absolutely loved it, then cancelled it because a couple residents complained about parking.

You know what’s ‘wrong supply’? Wrong is when we clearcut yet another 100 acres on Cypress Mountain or Burke Mountain so that millionaires can live their unsustainable suburban SUV dream. That actively harms our environment for the most inefficient form of housing possible.

My two cents on this: Mostly, much ado about nothing. I don't see any 4-storey rentals being built on non-arterials. Just not economic to buy 33' lots at $1.5-$2.5 million each ($375-$625/sf) for rental at anything less than 2.50 FSR.

Planners: today I had a request, from a muni that I used to really like to work in (not New West this time) to show furniture on our drawings so that the planner can evaluate whether the layout works or not. I’m sorry, but I don’t believe that should be in a planner’s purview.

@DouglasTodd This is simply not true. It was originally intended as a hotel. (There was an architecture competition, and the winning model of 4 towers of different heights got rejected by council in favour of this one.) But developer went bankrupt, and state won building in auction.

Most egregious is that TEAM are the leading obstructionists behind ensuring that new rentals can only be built in place of existing rentals. They consistently try to block any attempt to build rentals (incl below-mkt) in places where gentrification and displacement risk are low.

What the housing experts are saying is -- those affordable suites are disappearing steadily all the time. And, although the current federal government is putting more money into housing than has been seen for a while, it's not keeping up in any way.

I am hopeful that one of the outcomes of last Friday’s youth-led #ClimateStrikeVancouver is that kids tell their parents they don’t want to be driven to school. That is the single biggest thing that students can do to move the needle on climate change right now.

Cities like Burnaby (especially), Coquitlam, Richmond and Surrey need to pay attention to this. Density is great only when a neighbourhood is enjoyable to walk and cycle. Towers surrounded by car sewers do not achieve the vibrancy that density should bring.

There are lots of former suburbs out there that have been building new downtowns & urban places. How they treat cars in such places is often the difference between achieving a REAL urban place or a higher density suburb. Busy & creative day touring Mississauga with local leaders.

This looks like a 33’ lot. We could have these all over Vancouver’s C-2 zones, could’ve been building these for decades if not for our regulations which require 7-8 parking stalls, two exit stairs and an elevator & horizontal angle of daylight for all rooms #projectkillers

Philly has so many high quality infill projects. The creation of simple and graceful buildings like this around the city is a key reason why it has remained relatively affordable, incrementally scaling up single family homes and lots allow for a few apartments and retail.

The sprinkler system in this 4 unit project with 1 small CRU is pretty much identical to that in our 65-unit rental building. The sprinkler code is crazy, and a major impediment to doing small-scale mixed-use.

My 13 year old is riding by himself from west Kits to Andy Livingstone Park this afternoon for soccer practice. Only reason we’re not freaking out about it is that he can travel (almost) the entire route on protected bike lanes. That’s what my bike advocacy is about.
