Who the hell wants to live in Oklahoma City in the middle of nowhere. If you want to live in the middle of nowhere in Ontario you can find houses for the same price of 400k and you don’t have to pay 20k+ annually for the health insurance out of your own pocket.

That doesn’t seem a lot. A mortgage of million dollars in 2022 @ 2% rate was around $3700 a month. 17% increase would put it at $4300 a month which would equate to 3% interest rate.
