Y’all’ve been spoiled with surface parking and it shows. This is a City. Not a Walmart. Park in a garage, take the Streetcar, walk or bike. We shouldn’t be building a city for those who only care about where they’re going to park. We tried before that and it killed our cities.

These little houses make a great sense in neighborhoods all across KC. Their smaller size is perfect for people who want a single-family home, but not a massive house. The design fits in well in a lot of places around town. Can likely be built with affordability in mind.

Hot Take… Urbanism isn’t an idea that’s inherently a progressive “boogeyman” concept (although depending on who you follow, it might, unfortunately, seem that way). Conservatives, like me, should embrace it as it’s the most fiscally responsible, & traditional, thing we can do.

I took a ride on @GoBrightline today and was very impressed. I wish this type of product was adopted elsewhere in the U.S. as it can change public perceptions about traveling by rail for the better. America’s first privately owned passenger rail service in decades gets it right.

The parking lot at 3rd and Grand is now closed. Soon to be replaced by hundreds of apartments. More residents in the River Market neighborhood will translate to the small businesses doing even better than they are. All residents are a stone’s throw away from 3 streetcar stops!

I'm still bummed about the Weld Wheel Building coming down, but the new fly-through video of "phase 1" of the West Bottoms redevelopment by SomeraRoad gives me hope that they can make good on their promise to reimagine the neighborhood in a nice way. A true transformation.

Spent some time in St. Joseph today. It’s amazing how many intricate buildings they have that make it feel like a bigger city than it is. St. Joseph has a population of over 71,000. There’s tons of opportunity to become a vibrant downtown and city again.

The first highway removal project in Missouri won't be in STL or KC. It'll be the removal of the double-decker I-229 through Downtown St. Joe. I-229 is the least used interstate in Missouri. Multiple options are being considered. Option A is my favorite option being considered.

Great small infill project planned on the @KCStreetcar route at 413 Delaware in the River Market. The site is currently a grassy, and very narrow, lot. Plans call for a retail space, 14 hotel rooms, two apartment/condo units and top floor amenities. Gould Evans is the architect.

Toured the Midland Building today. This is being converted into 135 studio and one-bedroom apartments by Cordish. I was impressed by the quality of the units and how many amenities they’re packing into this building. The Midland is one of the last vacant buildings in Downtown KC

Ground has been broken on the multi-family development at the northeast corner of 3rd and Grand in the River Market. This project will add 245 apartments to the neighborhood and the streetcar line. Unfortunately, the ground floor will be almost entirely parking.

The new KCI Terminal is amazing. The colors they chose give it a calming atmosphere and the artwork is subtle but appropriate. I’ll miss the old circle terminals, but this is a massive improvement. Nice running into @BrianDavidPlatt , @JustinMeyerKC and @CitySceneKC today.

The AC Hotel at 9th and Grand (Rialto Building) is just about ready for guests. Prior to becoming a hotel, the Rialto was one of many vacant buildings on Grand Boulevard. Getting all the buildings redeveloped is the key to pushing Downtown’s vibrancy east of Grand.

Want lower 🚗 insurance/maintenance fees? Ok. Build walkable areas where you don’t need a car to get around as much. Urbanism is far more than YIMBYism. It’s a mix of fiscal responsibility & tradition. I support traditional methods of urbanism because all of the above are true.

The large, mixed-use project at Berkley Riverfront is a major step in the right direction. After several, suburban style developments down there, it seems like the future will be a denser, more walkable neighborhood. Only problem I have is the 10-year construction time frame.

Copaken Brooks, the developer and property management company that owns acres and acres of undeveloped land and plows over buildings of high architectural merit, now has a pile of rubble at the site of the former Imperial Brewery. This is site that’ll never be developed again.

Lastly, here is a video of the train going about 79mph. Eventually, Brightline will run at speeds of up to 125mph (following the completion of the extension to Orlando). It’s a smooth and enjoyable ride and the smoothness makes it feel like you’re going faster than 79mph.

West Palm Beach's station is a miniature version of MiamiCentral and more in line with what I think inter-city railway stations should look like. Sleek, clean, easy to navigate, close to the city center, and leverages real estate opportunities (an apartment building is next door)

This small Art Deco building (on Troost between 31st and Linwood) was being renovated for a project that would’ve transformed the whole block, now it sits vacant with the first floor exposed to the elements. Small Art Deco buildings like this tell a story about how KC developed.

On my walk last night, I took a detour down West 47th Street in Westwood Kansas. It’s much improved since the reconstruction was completed. New sidewalks, baby street trees, a few benches, pedestrian lights, new concrete islands, and a bike lane. I’ll visit during the day soon.

In Downtown Miami, MiamiCentral is Brightline's impressive mixed-use station. Street-level activation will be top notch once the retail spaces are occupied. Interior design is welcoming, bright, and smells of citrus. I like the inclusion of two apartment towers & an office tower.

@QuintonLucasKC What about closing Pershing in front of Union Station and making the Union Station parking lot into a Plaza. Create a great public space that can be activated all year with special events. This could be the legacy project of the NFL Draft and enhance two Kansas City landmarks.
