Tenants like this because their rents are lower than new builds and I feel like I have less risk if I have the tenant prior to close. I shoot for a fully loaded 8.5 cap on assets with recent comps in the 5.5 cap range

@roberthendricks Sound logic. There is a lot of “if we can get to a 7 YOC and carry the debt load until a 5 cap exit is achievable, we win” type of deals happening right now. Ultimately, a prr in that situation protect LP’s to some extent but you’re still praying for the exit
