Our 37% LP IRR sale in 2023. We bought Sierra Heights in May of 2021. Value-add was going just as planned, and mid 2022 we were hustling to improve numbers just a bit before hitting the market. January 24, 2022- full time employees under Reap Industries: 0. January 24, 2024- full time employees under Reap Industries: 30. Hard to believe it's only been two years. I guess it seems so much longer because of those years that I was a one man show. First #multifamily purchase in 2018 (after spending a year underwriting deals), and I grew the portfolio to 295 units before I could afford to bring on Brent Cheney full time. When you start with a 6-unit deal and gradually scale up, that's the way it has to be. I get calls all the time asking how I was able to do it (they want to figure out if they can do it too). My answer is always the same: if I can do it, so can you. The question is are you prepared to invest the time/effort it takes to achieve that critical mass? Can you go years without making money and keep your life afloat? Your situation will vary and that's for you to figure out; that's just the way I did it. We have sold everything (six assets) we bought prior to 2023 except one deal purchased in 2022 and we have averaged a 34.25% LP IRR, and I am still figuring this sh*t out!! Sounds like the route they were traveling was a standard approved route for hello traffic. He likely he eyes on the wrong aircraft on runway 1 instead of runway 33. They should have been hyper focused on watching the live traffic of other aircraft on their onboard avionics, so idk how you don’t see the aircraft on approach on your maps.
