Upon reflection I am now upset I did a class in high school called Home Economics and learnt nothing about balancing a budget, using a credit card, investing, getting a mortgage or anything at all on how to manage the actual economics of a home.
If anyone is traveling to the US & wants unlimited data for a reasonable cost, I used Google Fi & it worked out wonderfully. No Jamaican roaming charges. They email you the sim card, you set up the account, pay & that's it. Here's the link for more info
Two people having an argument has brought down a capital city's transportation system.
Think about it.
We need to find better ways to teach conflict resolution and emotional intelligence.
My sister picked me up from the airport in an electric Mustang. When the 5 suitcases couldn't hold in the trunk ..she said it was all good. We could pop one in the frunk.
Poor me.. I'm like the what?
There's no engine so we could put one in the front . I'm shooketh. 🤣
I discovered this YouTube channel a few weeks ago about a guy that exposes scammers. I watched about 20 of his videos before I came up on this gem. I don't think I've laughed so hard in a while.

- Only 14% of Jamaicans have a credit card according to the Worldbank Global Findex Database.
- Credit Cards in Jamaica have interest rates averaging at 40.05% and ranging from 34% to 51.99% for Jamaican dollar cards.

Data analysis is a skill that is in high demand. The foundation of it is Mathematics.
Encourage your young kids to become data scientists, actuaries or programmers with statistical knowledge. They will be in high demand!
1/ The difference between using NHT & not using NHT for a loan of $9M will mean you will pay around $5.43 million MORE in interest over 30 years.
Did you know that you can access a loan from the NHT by visiting just your bank?
Check out my thread on using the NHT to buy a home
Dear New Graduates..Congratulations !
I know many of you may have already secured employment but just in case you are a new hire or you are planning to join the labour force soon, the net pay calculator on my site can help to guide you about what taxes you should be paying!
..
Since 2020 is rolling around I thought I would share some of the budgeting tips & templates that I use.
The key to saving is to pay yourself first! Knowing how much you can pay yourself can only be done if you have a budget.

Ever wondered what the benefits of using the NHT are or perhaps you are making NHT contributions and don’t know why or how you can get them refunded?
I don't work with/for the NHT but here are 10 benefits that I think everyone should know!

Found another great way to use CHAT GPT. I'm helping my son study for his exams and I copy and pasted the topics and it generates worksheet questions for him to practice. All was going well for math and language but when I got to social studies, it generated this 🫤🫤
Told my son that at work I analyse data. He saw me doing some SQL work this morning and asked if I was looking at data and I told him yes.
Tell me why the next thing I see him produce is this.
Son for sale
1. The cost of a house valuation being a percentage of the value.
2. Paying consumption tax on money received after income tax was already deducted from it.
3. Calculation of gas prices.
One year older, one year wiser, one year stronger.
I started the day by exercising and straining my back. Been in pain for most of the day but hobbled to have a quick bday dinner.
Grateful for life, for all the shoutouts and for being able to celebrate at all.
You did some research on the housing market and decided that you want to buy a 2 bedroom apartment in Norbrook, or perhaps after some calculations you decided that you could only manage a quad in Portmore.
How do you save to buy a home? Here are my two cents..

You have received your payslip as a new employee (or one working for a couple of years) but you have no idea what the items on it really mean. No worries! This thread explains what statutory deductions are and how they are calculated.

1.. Did you know that if you borrow $10M the difference between 7% and 8 % interest for a 30 year loan will translate to an additional $2.4 million paid in interest? Your mortgage interest rate matters.
Check out the mortgage calculator I created here:
An inch of movement will get you closer to your goal than a mile of intention.
Start that blog, open that investment account, go to the gym and do a 30 minute work out, start that training course..... today!
Upgrading an ATM to accept new bank notes is not as easy as people would think. It's not like you just put the new notes in and it works.
I would assume calibration, testing, failing, retesting, depending on when the technicians got the notes to do that in the first place ...
Friendly reminder not to keep all your money in an account that has a debit card attached. Open two accounts and transfer the money you need immediately from one to the other by using online banking.
Ask your bank how if you need to.
As a victim of card cloning, take my advice.
The NIS Benefit for persons who have retired is currently $3,400 a week or $13,600 per month. Most persons who are currently contributing to NIS would not be able to sustain their current lifestyle with that benefit because it is lower than minimum wage.

JN Bank now has a 110% mortgage...
Yes you read that right ...110%
Home ownership is in reach for all Jamaicans!!!
You can use it for the downpayment , furniture, closing costs or to fix up your house!
You have to qualify of course AND it can be used with NHT.
Minister of Finance announces increase in deposit insurance from $600k to $1.2M .
The last time it was increased was in 2007 when it moved from $300k to $600k.
A good move especially now when persons need their $$ to be safe!
He also spoke about adding Credit Unions to JDIC.
2 hours in line at the tax office to do a 1 minute transaction that could have been facilitated online.
I won't even comment on the terrible attitude I received on top of it.
We need to do better.
So if you're borrowing the full amount of $6.5 Mil from the NHT, then the difference between the old maximum rate of 5% & the new maximum rate of 4% would mean you save $1.39 Mil in interest over 30 years.
The monthly payment would move from $34,893 to $31,031.99
See below:
Did you know that
- mortgage rates are lower than they have ever been in recent times?
- a landlord has the right to raise rent by 7.5% each year?
- you should save at least 20% of the value of the home to get a mortgage?

Washington (state) has no income tax, Oregon has no sales tax. Family that lives near the border and works in Washington just drives 10 minutes to Oregon to shop so pays no tax.
Must be nice....
I still think about the fact that gas prices went to negative dollars and Jamaicans never saw ANY benefit at the pump. Now 90 octane is over $200 a litre.
I had a problem for 7 months that caused me to have to spend 30 minutes on a task to transfer data from one system to another each week. In one day I wrote a Python code that solved my problem and I can now do it in seconds. My 2022 theme is 'solving problems'!
Auto loans are very competitive in the Jamaican landscape now. For a new car, you can get a loan for as low as 7% and for a used car I see rates about 8- 8.5%.
What do you do if you're interested in getting a loan to acquire a car in Jamaica?

Is a car an asset or a liability?

Many small business owners may not know the various ways of accepting payments from their customers. Trying to set up e-commerce locally is challenging for many & electronic payment options are few. Here are some ways you can tell your clients to send funds to your bank account:
I did the math … for purchasing a 5 million dollar house, the buyer& seller will save 345,000 in fees with the reduction in stamp duty and transfer tax! For those purchasing a 30 Million dollar house they will save 2 Million (split between the buyer and the seller). HUGE!
Calculating your net worth is a good indicator of your personal financial health. Do you know how to calculate it? If not.... I got you.

My son and I were playing a riddle game & so I let him ask Google to help him with the ans. I told him to ask Google which insect has 8 legs. He asked & got the answer.
He then said, "I want to ask Google something else...Google..Why do parents work so much"

Just FYI whenever you search for a business on Google maps, the business owner gets a report each month on the statistics of its searches. How many people asked for directions, how many clicked the website link & how many viewed the business profile and what keywords were used.
Having a reference as a requirement to do business with a financial institution is one of the most frustrating things esp when that reference has to be a Dr, JP or lawyer. It puts a barrier to so many persons and has shown no evidence to reduce risk.
I love calculators and you can love them too!

Me: Can a lawyer sign it?
Ans: No it has to be a JP.
Can someone explain to me how a JP has more credibility than a lawyer? Or why?
