@twotenths Because evictions are not immediate and cost a good deal of money. This is my personal opinion though, some do take full payment on day 29, just not me. I don’t like hiring a lawyer, paying filing fees, then letting the tenant off the hook after some terrible behavior.

@Allentownmike It's a matter of communication. If you're able to work something out before or on the due date I'm 1000X easier to deal with. If a tenant doesnt communicate anything and is late on pmt, past the multiday grace period, its another story.

I can't help but think that the 30y mortgage isnt where this long term debt train stops. Why not a 40y, 50y, 60y...80 year term? Even at 7% it makes a house far more affordable.

Dishwashers in 2/1’s and 1/1’s (apartments). I think it’s a needless expense, more moving parts, tenants treat them like hell and won’t tell you if they leak…therefore I don’t provide them at all. What say you?

@twotenths Of course. I’ve never had a tenant hold out that long…they either have the $ or don’t. The court can always overrule the contract or even the law…but that’s the risk you run. I would do everything in my power to legally get that tenant out and accepting rent is the opposite

I'm not a construction guy, but over the last ~6-7yrs of REI I've had to figure out if I'm being bullshitted or not by GCs, plumbers, roofers, electricians....on & on. The value of knowing how your investments physically work cannot be overstated. Bullshit defense pays.
