The Karen Neighborhood was the first and still the only neighborhood in Nairobi to institute a Local Physical Development Plan (LPDP) in 2005. The LPDP dictates minimum plot size, maximum height of buildings, commercial zones, plot ratio etc.

Karen first started as 20 acre plots. The plots gradually reduced to 10 acre, 5 acre, 2.5 acre then finally one acre plots, as the minimum plot size. Some zones in Karen are now at half an acre. Things do change. Development and change however, must be structured!

There was a chance to plan Nairobi in 2014 after the Japanese through JICA planned Nairobi and developed the Nairobi Integrated Urban Plan (NIUPLAN). Former Governor Kidero didn’t implement/legalize this plan.

Runda residents have formed a crisis committee after 8 areas flooded with people "marooned" in their homes.

It’s seven floors.
One consultant handling all sectors of the construction.
Frame 1: The Central Bank of Kenya (CBK) Pension Towers is a 27-storey ultra-modern building that cost KSh 2.49 billion.
Frame 2: Bunge Towers is a 28 story building started in 2010 with an initial budget of Sh5.89 billion.
This was revised to Sh7.1 billion before being pushed
