Everyone opposed blanket rezoning spoke about infrastructures being strained. It doesn’t take a genius to see what’s going to happen if you replace one household with eight. Densify older communities is cheaper only because nobody is upgrading infrastructure.
Couldn’t finish at the hearing: 1. Provincial housing shortfall 130,000 till 2030; current land capacity can buoy 440,000. Do the math, why do we need blanket rezone. 2. With no mandate to split titles, new builds will not be banned for foreign buyers. P1
If you are renting, there is no bad time to buy. Paying your own mortgage is better than paying your landlord’s mortgage, at any interest rate. Home ownership does not limit your choice of work and travel. Why the Mayor is telling people to stay in rat race all they life?

After a historic public hearing Council received a report stating 70% of speakers are against.

I can’t understand why anyone on City Council would vote for this.
And 5500+ submissions. Thousands of people spent weeks of their life preparing presentation, community meetings and submissions.
Democracy was defeated today in this city in name of affordability. But not one of the monstrosities is or will be affordable.
This is how one monstrosity totally & completely destroy a family’s life & financial wellbeing. The cancer will spread on that street overwhelming local infrastructure. This CAN happen on every corner lot of every street. This is how blanket rezoning destroy our city.

Overcrowded schools and streets are obvious, what we are seeing now with the bursted water main might just be a tip of an iceberg, our infrastructures are old, neglected, and over burdened. Blanket rezoning will only make it worse. How far can the city kick the can down the road?

City of Calgary cited two case studies supporting their blanket zoning bylaw change plan. Auckland being one of them.
Now we know their effort has failed, their new government abandoned the policy.

8 families in place for 1 is nothing gentle. It’s high density in disguise. The mayor was the 1st to be recalled by a citizen petition which could never succeed by signatures required but she goes down as the 1st no matter.
Apply that question to the ongoing public consultation on the annihilation of residential R-1 zoning in the whole city of Calgary. Ask your councillor this very question. Ask them how they are going to vote on April 22.

Most newer Master Planned communities in have Home Owner Association. Communities depend on the fees to provide better landscaping, maintain the facility that offers programs to residents. If blanket rezoned there is no provisions on the new builds to be encumbered the same way.

Absolutely true. On the city’s FAQ site, there are not one, not two but three questions mentioned CREB. They said they engaged the industry but this hour long question period with Ann-Marie is a perfect debunk to that lie.
Very similarly, if you believer there is a housing crisis you build housing on every available pieces of land right now. There are enough lands to build 440,000 units in Calgary.

When CREB’s press release first came out, certain councillor challenged us, “what did they mean exactly by cultural, architectural and social considerations, and community character” he asked.

Represented democracy means YOU represent the PEOPLE. With all due respect none of the councilors can be called expert on the complex issue of rezoning.

Councillors told LWC that Calgarians have gone to a plebiscite on lesser issues, like the Olympics and fluoride, and that citizens should be able to have their say on rezoning.

Rezoning increases land value because more units can be built. There are people buy a property, rezone it and sell for profit. On city’s book your home worth more automatically because potentially the use increased.

Federal Foreign Buyer Ban doesn’t distinguish investor or enduser, foreigners cannot buy “residential property” in certain areas -anywhere in Calgary-which consists of 3 residential units or under. So the old house-no they can’t buy; new builds kept on one title- yes they can!

If the builders don’t split the titles of a townhouses and sell the individually , they could sell them under one title. The federal Foreign Buyers Ban defines “residential” as “under three units”. So unless the city forces title to be split on completion that’s how.
Newer communities take notes- just because we are not in the way of first shockwave if the bylaw passes, it will come. Master planned communities have variable densities carefully planned within, our R1&R2 infrastructures are not designed for 1-8 splits. Neither our HOA system.

The research you quoted says: impact on affordability is UNCERTAIN. The city cited two studies as support, one in Auckland the other hemisphere, one in Minneapolis USA, they both only allow THREE units on a detached lot. And no long term effect data because it’s too new.

I am pretty sure it only exists as assessment- because it is a legal suite it has its own assessment for property tax purposes. It cannot be bough and sold on its own because it doesn’t have a title. So the chart is very misleading.

H-GO allows stacked townhouses, so above ground there can be more than one units, plus basement suites and garden suites. I can’t fathom how you can raise a family in those so they will be more transient and/or rental, therefore affect community character.

You are right on that. I was wrong. Suites don’t have independent assessment. I searched MLS sales-2023-RCG -infill, these are the results. Far less than assessment data. I would love to see property details from your side.
