Dear landlords or managers of property operators, Looking for a reliable insurance broker with stellar communication and competency in their field? ...Especially the Los Angeles, CA, and Akron, OH apartment building segment (Yep... Weird I know) One of the major differences between us and any other agent saying the same thing is, that we also have hands-on experience as landlords. So I would welcome you to reach out to us! Have any doubts? Well, I'd strongly recommend that you read our Google or Yelp profiles from the last 10 years. I'd always say start with the worst reviewed... Some are funny, and some are insightful. All are real though, we don't ask for them.

I put in a submission with them just now to get more details - I've had their program forever, but, hasn't felt like something worthwhile to approach. —I'll relay the details! Have you had success with apartment buildings over 50 years old, specifically?

No particular reason, most of the buildings that come across my desk I don't see Zurich wanting - Maybe just a subconscious feeling from being declined on prior submissions?? Have you been successful with getting terms from them? — I'll throw them in the mix again if that's the case. —Also unmentioned; Nautilus Maxum Northfield (Travelers) Berkshire Hathaway/Guard I think when I posted that last response, it was gently off the top of my head mid-day.

Have a client... Fairly large ~30-plus unit apartment building, east LA. The tenant hoards and doesn't allow anyone into the unit to address any issues (or the severe lack of upkeep causing problems to neighbors.) The tenant files a habitability claim, the lawyer gets involved, and they get other tenants on board. Ends up being a really large liability loss of >1M (defended and covered!) I'm sure there are similar stories out there... The moral of mine is; Make sure that habitability is not excluded from your coverage... Especially for the buildings where it would make sense the most.

@MarketReferee Makes me think of Golf Ranch... Just change up the theme and make the driving range business substantially more valuable.

This is awful!!! What's even worse is that most insurance carriers exclude this too in CA. However... There are options available that don't! It's really important to look through the forms they have (or ask.) Usually, the same carriers that exclude habitability, also exclude discrimination. For managers or operators, you can separately get a management lines policy for tenant discrimination only!
LA landlords, pay attention... There are "nonprofits" out there who email and text landlords asking if they accept section 8. The ONLY answer you give back is YES! Any answer other than yes and you will be in mediation within a month for emotional distress and damages.
