Instead of becoming part of Illinois, heavily Democratic St. Louis City & STL County should become the State of Saint Louis. It's 1.3M population would be greater than numerous states including Montana, Wyoming and North and South Dakota. Merge N & S Dakota and we stay 50 states!
I complimented someone for their nice garden landscaping while walking by one of these new homes in FPSE and the person replied they were just staying for the weekend. Sure enough, turns out it’s a short-term rental owned by an investor. And it’s 100% tax-abated. 👎
Expressway/Interstate construction really did the dirty on American cities. I'll do an on-going 🧵on some of what went down in Saint Louis City, starting with this hell hole by Anheuser-Busch. Began in the 1950s as the Ozark Expressway; now known as I-55.

After 20 some years as a board up, the old Bavarian Inn on Arsenal once again is a looker. Not sure on specific plans (a second building is in back) but I believe it’ll be multi-fam/commercial use.
Still completely wild to me that St. Louis City has fewer people now than it did in 1870 yet it still has a significantly higher population density today than Atlanta. Such a fascinating, complex city.
STL City has among the highest number of old industrial buildings converted into new uses (mostly residential but some office, etc.), but no dice yet for the old Falstaff Brewery in Benton Park. Hopefully there’s still time for this important part of our city’s brewing history.
Not sure how mid-20th Century STL City planners and officials thought that clearing whole neighborhoods and enacting restrictive zoning would add people, but they did. And their legacy continues to this day with structural racism. Let's end that, please.
OMG, SLU really did it. Sold premier lots extremely well suited for mixed use development along S. Grand, our region's highest frequency bus line, to QuickTrip. I thought it was a joke when I first heard about this. Hang your heads in shame

The state of the Lemp Brewery complex is so sad to see. Such untapped potential though still for this massive place.

This one has been underway in the CWE for some time, but the Skelton crew is making slow but sure progress.
Was sad when this wee one from the antebellum period (and possibly connected to the Underground Railroad) was all alone. One of the nicer rehab saves of the year and she's not so lonely anymore.
Still can't believe the jabroni who got pulled over for going 76 in a 60 mph zone and got out of his car and later called the respectful officer who didn't escalate an a**hole while crying to the media is an alderman who chairs the Public Safety Committee. Oh, Saint Louis.

Someone (with CA address) bought this four-fam in Soulard in 2019 for $300k, painted the brick in violation of the historic preservation ordinance, and is now trying to avoid the paint police by selling it for $650k. Units are Airbnb currently.
TopGolf construction is coming along in a former intensive industrial area of Midtown (The poles are for the netting.) Will be interesting to see what comes to the prime grass lots across from TopGolf owned by SLU.

This part rehab/part new construction project on Morgan Ford is nearing completion and leasing has begun. Studios at $1,250+ and 1 beds at $1,400+/mo. (I think there’ll be some 2 beds as well.) A hair salon will move down the street and take up the ground floor commercial space.
Peed myself a lil seeing this Soulardian. According to the listing it's known as the "Keyhole House" for it's unique entryway and the 1800's home was built by the city's premiere brick mason of the time.

Introducing New STL City. Added the area outlined in black to current city limits to get 135 sq.mi. - the size of Atlanta. (Adds over 40 small incorporated cities/villages and the airport.) Density is eroded some but the 2020 population is about 540k, still more than ATL's 499k.

Unfortunately passengers exiting Union Station were met with snail's pace streetcar service on congested streets. But imagine upon arrival to STL being whisked away to the CBD, Midtown or West End in minutes via subway/rapid transit. There were plans, but they never materialized.

This circa 1933 building on Cherokee recently completed a renovation. It previously had a National Rent to Own store on the ground floor and I believe was vacant up top. Now there’s three local small businesses and 6 apartments with modest rents. 👍
Good grief. No suprise, but the 1926 Report for Rapid Transit for St. Louis saw the low percentage of Foreign-Born population as among the assets that bode well for future growth for "The Most American City." No wonder the region stagnated with this kind of nativism.
This Soulard Saturday’s selection is an 1800s former corner split use that had been a long time board up. The building is now under rehab and the sign for the Buell Street Pub, closed decades ago, is once again visible. (I think the project underway may be all residential.)
Work is progressing on the residential conversion of the former Masonic Temple in Grand Center; certainly one of the more interesting projects in town. (No tax abatement. Not sure how many units.)
While I really enjoy the South Grand commercial district, I gotta admit Cherokee Street is something even more special imo... that sucker is more than a mile-long strip of small businesses & creativity and has a level of diversity rarely seen in this town.

This one just hits hard. One of Tower Grove South’s first Black homeowners lost the home at tax sale. Assessment was sky high. Had owned the home since the late 1970s.
Airbnbs in general can be problematic in neighborhood settings, but ones that take active rental units off the market are especially frustrating. This four-fam in TGS was occupied with below market rents when sold a few years ago. Now a new airbnb after some reno wrapped up.

These two largies are about 1,000' apart but on opposite sides of the "Delmar Divide." Both sold this month and can use some work. 1917 Visitation Park home on left sold for $255k; 1908 DeBaliviere Place home on right sold for $537k. 1/
Funny, but not really, how the new owner of this vacant lot in SW Garden would need to get a variance in order to build a 4-fam even though it's surrounded by 4-fams and a (1926) 4-fam was on the lot until it was demolished in 2000. Make it make sense. More zoning reform, please.
