Gen Z may not know this, but there were once coffee shops that only served drip coffee, had a random old couches that were never clean, stayed open until 4am, and their clientele was composed of exclusively college students and recovering alcoholics And they were awesome

Forget big plans, St Paul should aim to replicate Hopkins’ Main Street Even at 7:30 on Tuesday night with sub-zero, the modest downtown was happening. It felt alive: restaurants busy, yoga in street-level studios, people out walking Felt like people deeply cared about the place

@scottdavisCRE It’s not lot width that’s a problem, it is the side yard setbacks regs. Addt’l, drainage could very easily have been dealt with a different way I’ll give the developer credit on hitting that price point (needed in most cities), but can’t help but think it’s inferior to townhomes

I think a lot of this is about control After St. Paul removed parking mins, the Planning Commission agendas got cut in half No more did we have to weigh in on some poor sucker trying turn an SFH to a duplex who was being forced to cut down a tree & pave over an entire backyard

@blueeyedbuster In some specific cases, yes (if a building was demolished) but IMO the bigger culprits are competition from chains, shifts in consumer preferences towards convenience & speed, and increased operating costs (rent being only a portion of that)
