@ThinkAppraiser Rental cash flow is capex you haven't paid yet. Promissory notes created with arbitrage create infinite returns.

@roberthendricks @elonmusk People are learning the hard truth that their "thoughts" of the last 9 years weren't organic but were crafted by focus groups to manipulate. They sabotaged family, friends, relationships to be "right" - it's all being exposed. Most aren't equipped for the dissonance

@AvivaRealEstate I traded 1/2 of my working hours to keep my little boy at home. I don't want to miss a moment of experiencing his growth and development in those early years. Turns out, it made me more efficient and I'm making more $. I'm also fucking exhausted...but worth it.

@SullyBusiness This is the risk you run as an employee. You're at the mercy of someone else, good or bad. I walked away from a lucrative job in 2014 because I saw how poorly the company was being run. If you want job security, start your own business.

@seanpatward I've been putting off hiring a real EA for 4 years because I don't want to spend the time figuring out how to hire, delegate, assign, etc..... Another great post Sean - I'm going to get serious about this

@KevinDoyleRE Worrying about assignment fees is scarcity thinking. You have the ability to spend on marketing and create your own deals. He also has the ability to exclusively bring you the next one he goes UC because you closed hassle free.

@Reiwholesaler Find out his right price. Give him the full price, but on your terms. ex. Fully amortized with principal only payments. I once gave his price and overpaid for a house by $70k, sold it for $45k less than the "purchase price" and still made $88k

@ChrisRamsey60 I bought my first house flip because I was "comfortable with being able to do all the work. " I Ran some rough numbers and expected to make a profit. It worked out. Got smarter on the second one and just kept going.
