The housing prices exploded and the long-term rental grew much slower. Those two will come closer to each other. The quick fix for investors is to do short-term rentals. This way you can change your prices almost on a daily basis and match the inflation.

1) personal primary tax residency
I think having the tax residency where you like to live, not just because of some tax advantages. But of course, not bad if they are some benefits!

Hungary's corp tax is the lowest in the EU, only 9% but given their 27% sales tax and unfavorable bureaucracy, I can not recommend it. Not even when you speak Hungarian 🙈
Looks like US or Singapore are still the best options in overal terms and doing business scores.
