Is the site obviously selling links? Look at their last few posts, do they look off-topic? If it looks forced id dig a little deeper.
I've seen plenty sites that have artificially inflated metrics that are way overpriced. Be careful.

If you're going to bootstrap an affiliate website and write all the content yourself, make sure you choose a niche you find interesting/enjoyable. 🗯️
