@clintwfischer @farmmillennial I know a cantankerous landowner who “reviews” semi-annually. Gotta keep the heirs on their toes. No clue if they actually pull the trigger on updates.

Hidden expenses don’t just have the ability to kill the deal, it can take down the whole operation. Staying on top of your numbers is key.
I really want to hear this response! In the meantime… I’ve seen someone do as I said, and they don’t even run it as an elevator. Just rent it out to a local specialty crop producer and gross $85k/yr. As with any asset class, you need to have experience and know what you are doing to avoid getting burned. Hidden expenses can kill a deal.

@zachary_ashburn @jennyrozelle When I feel like I’m getting sick I switch out the head on my electric toothbrush use super cheap toothbrushes that I switch out after every use until I’m back to 100%.

@jennyrozelle @zachary_ashburn For the record we only switch out when we are sick. But yes, she also gives toothbrushes out to patients in her clinic.
