Thoughtful thoughts on buyers agents in today's real estate market
As someone who got their license last year to be a real estate agent in San Francisco, I've thought a lot about this question of whether you need an buyer's agent? Bc if you don't there would be a lot of interesting startup ideas to come out of it, obviously. So this is something to think about and pay attention to I don't have any answers for you, but some observations: To me, the primary "thing" a good buyer's agent does is get you the *information* you need to get your offer accepted at the lowest possible price for the best possible home Extracting that information is actually quite challenging and requires a good bit of market knowledge and ability to negotiate. Frankly it involves a lot of phone calls just trying to get scrap of info out of other side and some judgement to know whether it's valuable info or noise or misleading The best buyers agents are the ones who seem to be able to get that scrap of info and know what to do with it If you don't need that information to win the bid (and you know a ton about real estate), you can probably get buy using anyone just write the offer for you. But in practice, most folks who go that route end up losing the bid because they are competing with other bidders with better information If you don't take information gathering seriously in a competitive bidding situation, you will either lose the bid or overpay or make a serious error The other interesting thing I'll note about being a buyers agent is it is "enterprise sales", but not in the way I perhaps expected. As a buyer agent, I'm not "selling" the client on why they should buy a home. I'm selling *their offer* to other side and convincing the other side to accept it. That is the enterprise sales of process - selling to the other side why though should accept an offer they perhaps are not thrilled with A good buyers agent, to me, needs to be maniacal about selling your offer Anyhow, just some observations from the trenches!

@shawngorham eventually, but bird flu was the issue. That paired with people hoarding. I was at Costco in the desert at 10:30 on Tuesday and it was PACKED. Cashier said its like this daily since the shortage started.

@jerryferrara Most underrated part of the Butler INT was how prepared they were and how they specifically didn't call a timeout which would have also helped the offense. Most coaches default to using their timeout in that situation.

@meetmikehiggins True -- although this isn't a byproduct of Realtors, this is about being on the open market and having competition for offers. The MLS and syndicating is definitely in the interest of sellers over buyers for price. But also helps buyers by providing an inventory of options.
