A 4 year old girl just drowned in my neighbors pool during a kids birthday party. It’s devastating. I guess the reason I’m posting this is I cant keep this shitty feeling inside and to remind people how quickly this can happen. People think with so many people around at a party

Guests at STRs aren’t afraid to leave the windows open all day with the AC on whilst at the beach, run the fire pit and bbq 24/7, and take 4 hour showers.

I don’t think every buyer knows enough to transact themselves but most people who are in a position to buy a $1.5 million house probably have the resources to do it without paying $45,000 in fees.

Just found out we paid over $19,000 in propane bills on one property over the course of three months. My office manager didn’t think twice about paying the bills without alerting me to how outrageous they were.

I’m a great tipper. I tip 15% when I pick up fast food or Everbowl. I tip over 20% at restaurants.But why should I give the same 20+ % Tip to the bartender with a shitty attitude and lazy service as I do to the friendly waitress who is going out of her way to give A+ experience?

Guest stays 4 nights w/o communication even though we check in. 2 days after checkout they make complaints to Airbnb. Airbnb never communicates with us and they give guest 35% refund + cleaning fee.
We live in a neighborhood of about 200 tract homes. Avg. price $1.7mil. My son wants to start a business taking out and bringing in trash cans for homeowners. $5/ week. Would you do this? What do you think of his pricing?

SDGE turned off our power and one of our STR‘s. Have a $12,000 booking checking in tomorrow. SDGE claims we never got certificate of occupancy. In fact, we only had a permit for remodel. Four hours into trying to get power turned back on.

Seems like if there’s 6 feet of unblocked sidewalk you wouldn’t have to weave at all? In fact, I think a normal sized sidewalk is probably only about 6 feet wide.

If Dave Ramsey used reasonable debt to by real estate he’d have $2 billion in real estate. Also, his business afforded him the ability to do that, most people need reasonable leverage to make it work.

Great point. I did not factor that in. That being said, I think you also need to factor in leverage and the other benefits of owning real estate.
Bought a house we are currently rehabbing directly across the street from one of our STRs. Stopped by early this AM to check on progress. Heard hammering across the street. Our guest had a hammer and was pounding in loose nails on our fence.🤷♂️

How exactly is this statement dangerous? Who’s getting hurt by someone who is saying that they’re not a doctor and then offering an opinion?
We had about $250,000 worth of damage at this house. Uninsured. The SBA is doing loans for disaster assistance. The rates range between 4% and 8%. 4% if you have shitty credit 8% if you have excellent credit. Our government is so fucked up.
We have removed all properties from Airbnb except one 3 who’s owners insists on keeping on the platform (we’ve shown them how we can keep revenue).

I disagree and less you’re doing background checks on the people using their own identity. I understand Dismissing opinions from accounts like mine with no real history but some of these guys are posting every day and clearly have very valid things to say.
I have a property with over 160 reviews w/avg 4.68. I haven’t had less than five stars in over three years, but the early years were rough. What’s the point of including 7 year old reviews?

Curious about when you recognize the revenue? If you get paid in July on a 2 week stay that is mostly in August, how do you handle it? We have 2 properties VRBO pays us when reservation is made. Makes some months look great and others 👎🏻.

When I finally get in touch with Airbnb they refuse to let me talk to supervisor. The low level rep working overseas with poor English is rude and dismissive. Promises to try to fix it. 4 minutes after hanging up tlhe sends message saying he fought for me but case is closed.
First wedding at our Airbnb/wedding venue. Driving a shuttle van myself from a local casino to the wedding. This is a trial run to see how everything goes. Works great just as a STR, so we’ll see if the extra money is worth the hassle.

Airbnb allowed a 21 YO to book our highest end home (we restrict under 30). Airbnb cancelled. Friends mom books. I inform her she needs to be there at checkin and throughout stay. She thought I was bluffing. Never showed. Cost her $5,500

I had another issue where guest claimed house was unsafe due to lack of railing from deck. Total of 3 steps and there’s a railing on one side. Meets current code. Airbnb gave 30% off entire stay. They’re out of control.

Parents should take their kids out of school (at this age) for things like this without hesitation. Can’t tell how many parents won’t take vacations, etc. because their first grader has school.
We’re going to spin up a pool cleaning service. Tired of getting hosed by the company we’ve been using for years. Plan on offering pool cleaning and blowing the yard with an emphasis on STRs . Any suggestions to make this appealing/more profitable?

Can we open the annual how long do you hold the line on summer pricing? Joon will be record month for us, but we have tons of availability for July. Less than 25% booked. Our booked nights are at our highest rates ever.
In the past I just accepted “orphan” days. I recently started offering discounts to guests on both ends to see if they wanted to extend and make that date a 1 day min. On the calendar. Just booked one night for $1495 in June and have filled 3 other days with existing guests.
