Understood. But the point of my initial comment was to get the attention of the listing broker to generate a response, THEN explain my reasoning to get the broker's reaction. Perhaps we could find some middle ground. But the main point is to get to that conversation.

In the 30 states (including my home state of New Jersey) that permit a real estate agent to act as a Transaction Broker, they provide Buyer-Agents what I think is the perfect solution to work with buyers and continue to be paid from the listing agent's commission.
