One of the two main predictors of the rate of homelessness is the cost of rent at the bottom 25% of the market. Focus needs to be also placed on how to make rent more affordable because as rents go up, the problem will only get worse.

Amsterdam has a tremendous density of small and boutique businesses thanks to the narrowness of its buildings. Small spaces are the perfect place for small businesses to experiment, and rent is often cheap enough to try those interesting things out without great pressure

One of the things that sold me was the idea that you can build a lot of housing quickly, just smaller in scale and over a larger area. So instead of building a 5 story midrise with 80 units over 5 years you can unlock incremental developers to build 500 ADUs in just one year.

Legalizing incremental options does not stand in the way of large-scale housing development, but it means there's flexibility for the neighborhood to adapt to the residents' needs. This incremental intensification doesn't mean it happens slowly, but that it happens in stages.

Hey @donovan — thanks for bringing this to my attention. Turns out we have some legislative work to do to fix this for everyone, but in the words of our planning director, you can fix this specific issue with a paper cutter. Here’s what I learned: California’s Subdivision Map Act (SMA) Section 66434 requires a one-inch margin (. Our muni code reflects the state requirement, but it’s not an issue for us—our staff asked you to change it because our experience is that the County consistently rejects maps of record because of incorrect margins, sizing, use of a blue ball point pen, not using a permanent Sharpie for signatures, etc. on the maps. Obviously, this is ridiculous. It’s the kind of needless bureaucracy that contributes to our housing shortage. I’m sorry we rejected your map. But if we hadn’t, the County would have rejected the map later and then added the time and cost of doing the entire process twice, so our team was trying to get ahead of that. That said, we should have better communicated why we did this and obviously we need to work together to improve the upstream regs and/or downstream process at the County. We’ll do some outreach to state and county reps, and if you’re interested in helping, just DM me. Seems like the pro-housing army on this thread might be able to help us, too. There needs to be a better way for folks to be able to share their thoughts than having to attend long government meetings. This approach hurts neighborhoods where folks can't take time off from work to advocate for or against a policy.

@StrongTowns I definitely see the appeal! One thing I missed about college is the easy connection to other people. Personally, I would like to have some privacy (living space, bathroom, small living room, etc.) combined with some common space to spend with friends and loved ones.

I wonder if the housing will be deed restricted so that it can remain affordable for the next round of homebuyers. One thing I've seen too often is affordable homeownership that is then sold in a few years for massive profits, which doesn't address the issue of affordable housing
