I host six air bnbs. Last month a guest pulled a GUN on another guest while another group of guests hid in the unit next door (all captured on the ring camera outside). I called the air bnb super host line where they told me to “calm down” They don’t care about keeping guests

Refunded the guests next door, the guy with the gun was arrested. This year starting to switch to direct booking for nurses, transplant patients and their families etc..

They should have called/written the guests next door :
“We understand there was a safety incident in the unit next to yours, the host has confirmed an immediate refund upon your request. Please let us know if you need anything”

A party crew of 10 just left my hot tub house.
TWO different neighbors called to complain. Neighbors also visited the house in person to tell the group to quiet down.
They ran over one of my beloved path lights.
I'm about to enter the property.

Me too! I wouldn’t trust a guest to load the dishwasher correctly or start the laundry. My professional cleaners come one minute after check out time. Get the heck out and let the cleaners do their job haha

Case study.
Everyone told me not to heat the pool at my STR.
22 prospective guests asked if the pool was heated.
After I said no, only 1 out of 22 booked the property.
I now have the biggest heated pool in town.
Get that pool heated!!

Just heat the pool and cover your costs by raising your ADR
1) don’t forego heat if you have it- you’re losing a powerful booking differentiator
2) don’t charge a separate/daily fee

Just closed on a new property using a DSCR loan (through a mortgage broker).
Worst lending experience of my life. Someone had to drive closing docs to Gainesville from Boca Raton (4.5 hrs).
Lender reps disappeared for days on end. Shameful.

For sure - the bigger the property the better chance of having a real cleaning crew. It can take 2 professional cleaners 5 hours to clean my 4 bedroom air bnb house. There's NO WAY I could skimp on the cleaning. Guests could tell within 5 minutes.
