@mwmoedinger One day (when the project has a CO) Iβll tell the story of our consultants and the city signing off on a bike lane / sidewalk design that had a two-way bike lane just *dead-ending* into a one-way, and how we had to spend a few thousand $ and weeks to fix it, because that was bad.

@yourbuddypat @BrycenForeman @seandsweeney This. There is little cash flow and no equity for 15 years. Itβs essentially fee development that you still have to sign a PG on the construction loan. That said this is a bigger fee/unit than Iβve ever seen by far.

Elevators being required to be bigger than ANYWHERE else in the world by building code has probably resulted in hundreds of thousands - if not millions - of homes, not being accessible/served by elevators.
The default is to assume existing rules are there for a good reason. Why do we have so few elevators in the US, thereby reducing accessibility? Because weβve made it unbelievably expensive, and insist on doing it differently than everywhere else in the world.

@UrbanCourtyard I checked this out in Vienna over the holidays. Great looking stucco all over the city - I was poking my finger into any crumbling spots. It was all over masonry with a surprising substrate layer of sand! Stucco over US-style sheathing over light wood frame canβt look the same.

How to park it is ALWAYS the question (in most markets w/out subways). @UrbanCourtyard posts many European courtyard blocks w/ a lot of angle-in street parking on all sides, but most cities wonβt allow this in the ROW. Maybe if that changed we could get more of this.
Although it is not a courtyard block, at 200'x200', Ansonia Lofts show the enduring value of even smaller MFH courtyard projects.

@Jhensy2001 @your_juannonly @Boenau You want the economic theory, thatβs the economic theory. And this implementation has very much confirmed the theory. You might also think about how much $ of product justifies a truck delivery to manhattan, then ask what % of that $9 is. The impact on prices is virtually nil.
