@mwmoedinger One day (when the project has a CO) I’ll tell the story of our consultants and the city signing off on a bike lane / sidewalk design that had a two-way bike lane just *dead-ending* into a one-way, and how we had to spend a few thousand $ and weeks to fix it, because that was bad.

@yourbuddypat @BrycenForeman @seandsweeney This. There is little cash flow and no equity for 15 years. It’s essentially fee development that you still have to sign a PG on the construction loan. That said this is a bigger fee/unit than I’ve ever seen by far.

Elevators being required to be bigger than ANYWHERE else in the world by building code has probably resulted in hundreds of thousands - if not millions - of homes, not being accessible/served by elevators.

The default is to assume existing rules are there for a good reason. Why do we have so few elevators in the US, thereby reducing accessibility? Because we’ve made it unbelievably expensive, and insist on doing it differently than everywhere else in the world.

It will be 5 years before we had 10 such buildings if you legalized them today. More than enough time to buy any trucks you need. And the status quo keeps probably half the land walking distance from our new rail line at mid-low density due to small lots needing single stair.

I get it. Hotel conversions seem like a good idea, but they cost more than demo-and-replace almost every time. Many have learned this the hard way.

Austin examples: - Good: At today’s #atxcouncil, @RyanAlter asked city staff a great q on comparative bang-for-the-buck for subsidies for rental vs ownership affordable housing. - Bad: A real lack of discussion of trade-offs in funding the I35 cap parks.

I cannot emphasize enough how catastrophic tariffs and/or continuing immigration crackdowns will be for housing costs.

You think inflation is bad now? Slap 25% tariffs on Canada/Mexico and watch housing costs explode. 70% of our lumber is Canadian. Your $400k house just became $600k.

@UrbanCourtyard I checked this out in Vienna over the holidays. Great looking stucco all over the city - I was poking my finger into any crumbling spots. It was all over masonry with a surprising substrate layer of sand! Stucco over US-style sheathing over light wood frame can’t look the same.

How to park it is ALWAYS the question (in most markets w/out subways). @UrbanCourtyard posts many European courtyard blocks w/ a lot of angle-in street parking on all sides, but most cities won’t allow this in the ROW. Maybe if that changed we could get more of this.

Although it is not a courtyard block, at 200'x200', Ansonia Lofts show the enduring value of even smaller MFH courtyard projects.

Mass timber technology is moving at breakneck speed This is a timber concrete node, which allows a timber beam to slot into place quickly, using just 4 screws. A typical metal hanger requires 208 screws!! By Fast + Epp

@Jhensy2001 @your_juannonly @Boenau You want the economic theory, that’s the economic theory. And this implementation has very much confirmed the theory. You might also think about how much $ of product justifies a truck delivery to manhattan, then ask what % of that $9 is. The impact on prices is virtually nil.

@moseskagan @kylevizzo Just look at what happened to mortgage rates last year when the fed dropped rates while inflation expectations (the 10 year treasury yield) remained high. In other words, this guy is full of ****.
