The ability to cold call a receptive “mom and pop” land owner vs any other commercial asset is insane. Team cold calls owner (gets him on 2nd try). I meet with owner on the dirt. Now he’s pitching ME on a land partnership to bring his 300 highly developable acres to market.

@DallasAptGP You forgot to mention… the water! Texas has invested heavily in water infrastructure to support the urban sprawl. Phoniex, Denver, Salt Lake City (among many others) are all developing much slower bc the lack of water infrastructure
