The Chennai Metropolitan Development Authority (CMDA) is finalizing the comprehensive detailed development plan for the 62-kilometer Outer Ring Road (ORR), transforming it into a dynamic economic corridor with integrated development across multiple sectors. A detailed land use plan has been developed for the entire stretch, covering 1 km on either side of the ORR, and is currently under review. The plan accommodates diverse economic activities, including Global Capability Centres, IT & ITES, Multimodal Logistics Parks (MMLPs), Micro, Small, and Medium Enterprises (MSMEs), R&D clusters, warehousing, and flatted factories. Additionally, a robust infrastructure plan is in place, covering physical, transport, and social infrastructure to support an anticipated 80% population increase in the growth corridor. To drive economic transformation, e-auctioning of plots is scheduled for early next month. As part of the Detailed Development Plan (DDP), 10 strategic land pooling pockets have been identified to facilitate planned urban expansion. The DDP has been prepared and is currently under review, laying the foundation for the future development of this corridor. Stay tuned for further updates.

The Online Building Planning Permission System (OBPPS) by CMDA has significantly streamlined the approval process, reducing the average processing time from 180 days before 2021 to just 64 days in 2024. This has led to a 45% increase in approvals for high-rise and non-high-rise buildings, as well as layouts. Integrated with 19 departments, the system ensures timely approvals, with deemed NOCs issued after 30 days to prevent delays. Linked with key urban and rural authorities, OBPPS enhances transparency and efficiency in Chennai’s real estate sector. For your information, the Chennai Metropolitan Development Authority (CMDA) is responsible for the layout framework for regularized plots. Once these layouts are prepared, they are handed over to the respective local bodies for the final approval of individual plots. The records for the layout of regularized plots are available on the CMDA website for public access. However, the approval records, which pertain to specific plots, can only be obtained from the local body responsible for granting the approval.
