Trump’s biggest real estate flop was definitely the Trump Taj Mahal Casino. A $1.2 billion gamble that went bust fast. It needed to pull in $1.3 million a day just to break even, but within 14 months, it was bankrupt, leaving contractors unpaid and businesses ruined. After years of struggling, it was eventually sold for just $50 million—a tiny fraction of what it cost to build. A classic example of how over-the-top spending and unrealistic expectations can turn a flashy project into a total disaster.

@RESightsbyME Yeah, housing costs are brutal—LA buyers spend nearly 80% of their income, SF around 70%. But foreclosures remain low, ADU construction is booming, and almost half of buyers are leveraging creative financing to stay in the game.

Let’s talk about Donald Trump, the “real estate mogul.” Is he really as good as he claims? Spoiler: not so much. Here’s a thread of his biggest real estate failures and questionable practices. 🧵

@starppael @LateNightSeth @MSMWatchdog2013 @kaitlancollins Trump has always treated real estate like a game—regardless of the human cost. His track record proves it. 😡

@sunmoonbuffalo @SputnikInt Trump’s real estate ventures have always been about his own gain, not helping people. Just look at his long list of failures and bankruptcies. 🤷‍♂️

@honestlycorrect Wouldn’t be the first time Trump saw real estate as a way to line his own pockets… and we know how those deals usually turn out. 🤔

@BowTiedDetektiv @QuantoQuant @gonglei89 Sounds about right—Trump’s real estate ‘dreams’ usually benefit himself more than anyone else… and they don’t always end well. 👀

How many properties does it take to actually make money in real estate? The truth is, there’s no magic number—95% of would-be investors never even buy a single property. But for those who do, the key isn’t quantity, it’s strategy. Successful investors typically aim for ROI above 8%, with rental yields around 3.5%, and focus on multifamily units, commercial properties, or emerging markets. While some lucky deals can return 2% to 52% annually, most real wealth in real estate is built over 20+ years, with commercial real estate averaging 10.3% annually, even beating the S&P 500’s 9.6% over 25 years. So, it’s not really about how many investments you make—it’s about making the right ones.

@LoganMohtashami I hear you, but inventory’s still way below normal, even after a 2% dip. Rates are stuck around 6.6%, builders are picking up, and the Sun Belt is heating up. But with listings up 11% from last year, a ‘bottom’ isn’t that simple. Some markets will tighten, others might sit.

How much real estate value was lost on 9/11? An estimated $30 billion in destruction. The Twin Towers alone were worth $6.7 billion. Another $4.5 billion in buildings, $4.3 billion in infrastructure, and billions more in tenant losses and cleanup. To put that in perspective, the average Manhattan apartment in 2001 cost $430,000. That’s the equivalent of 70,000 apartments wiped out in a single morning. Nearly one-third of Downtown’s office space was lost or severely damaged. Some neighborhoods saw property values drop over 40%. The city rebuilt, but real estate would never be the same.

You’ll sleep better with less debt, but how you handle it matters. I’ve seen people retire in their 40s by using smart leverage, while others paid off their homes early but felt stuck financially. If your debt is over 7%, paying it off quickly makes sense. If it’s under 5%, investing could be a smarter move. Being debt-free is great, but financial freedom gives you more choices.

@TimCaseyRE If you don’t understand real estate, don’t buy it—hype won’t save you. Either do the homework (zoning, demand, cap rates) or stick to REITs.

Has Elon Musk ever been a real estate tycoon? Not exactly! He’s more of a billionaire with a habit of buying and ditching expensive properties on a whim. He once owned a whole collection of Bel-Air mansions, only to sell them all after declaring he’d “own no house” like some kind of minimalist monk (who also runs multiple billion-dollar companies). These days, his real estate game is more about building massive industrial hubs in Texas for SpaceX, Tesla, and The Boring Company, plus a few experimental worker communities. So, while he’s got billions in land investments, calling him a real estate mogul is like calling a rocket scientist a subway engineer just because they both deal with transportation.

I’ve seen so many people lose deals just because they overthink. They wait for the perfect deal, second-guess, and get stuck. Barbara Corcoran’s rule? Give yourself 48 hours to run the numbers, check today’s rates, and compare two off-market options. Kiyosaki’s 1.2% rent rule is another quick gut check—if it doesn’t work, move on. The best investors aren’t perfect—they just decide.
