Got a call from a broker today - he told me he got a new job and he wanted to give me a listing that he’s had for a while. Reason? I brought him more activity as a Buy side broker than anyone in his office. He thought the client was in best hands by using me. Humbled as hell📈.

I work out before work at 6 am x 3 days a week and it has completely changed the way my day goes since I started - better mood, feel better, day started earlier, gets me tired and ready for bed earlier - couldn’t recommend it more.

Another interesting Publix fact - . they don’t pay for the property insurance on their properties. They basically go to the shopping center owner and tell them the traffic they are driving to the center outweighs the cost they should have to pay. Boom. Publix. Mic drop.

Right now to get insurance renewals from Citizens banks they are requiring you to get a new roof or they won’t renew you. There’s an opportunity here for brokers with owners who can’t afford to do this and Buyers who have been waiting for these types of opportunities.

Let’s talk about the difference between a Customer and a Client. Customer - someone in the industry that will buy a deal regardless of the brokerage that is representing it . Client - a person who will only buy using a specific shop/team/person to represent them on everything.

Cold called someone and left a message. He returned my call and we spoke for 30 minutes- by the end of it I got him to conditionally close around 3 times to list the property. Drive home at the end of the day and get a call back that he spoke with the team and they’re in!.

Just got the OK to waive contingencies on a deal and close ASAP now that the Sellers Brokers and myself threw in a point each to make the numbers work. This isn’t a transactional business 👏 number of deals matters more rn than monetary commission if you want to be successful.

I’m a very social person so I always talked to my guests and got to know them. Something I noticed though was that 4/10 people that I served were celebrating a commercial real estate closing. Mind you this was 2021, PEAK of the real estate cycle for most, the time I dream would.

On our way back from ma pickleball event a large owner and partner at the company needed a ride to the Aria. Happily asked him to ride with us and added a stop on to our ride and got to pick his brain for 30 minutes back to the strip. Turns out they NEED to deploy $200m ((:.
Pro tip for ICSC is skip the ride share & split a cab with someone you meet in line. I shared a cab with a massive shopping center owner & the head of real estate for a major retailer. You've got a captive audience for 15 minutes & a chance to start a relationship.
