We completely gutted and renovated a 100-foot car wash tunnel. The total cash injected is $900,000, and the total projected debt upon completion is $2.9M. The expected yearly NOI is $100,000 (after debt service!). Expected yearly debt $317,000 (10% rate currently 😬 will go down, hopefully) Based on an 8 cap, the market valuation should be: Close to $5,200,000 (we own the land too) Cash on cash return: 11% Depreciation: a lot 😊 All in cost: $3,800,000 Equity: $1,400,000

Rent - $294,920 (we had 28 comps in our database) - Rent to Sales = 22% rent-to-sales Mr. Car Wash (Publicly Traded) - Revenues (if annualized) - $991 million - Locations - 501 - Avg.
