In just months, rental listings in Buenos Aires surged 180%, real rent prices dropped, and landlords who had abandoned the market are now returning. Under Argentina’s failed 2020 rent control law, landlords fled, tenants faced shortages and skyrocketing costs, and many rentals were driven into Airbnb-style black markets. With government-imposed pricing, landlords were trapped in bad contracts, forced to accept depreciating peso payments, and many chose to keep properties empty rather than rent legally. Now, with restrictions gone, landlords can freely negotiate contracts, tenants have more options and lower real prices, and the market is stabilizing. Even real estate brokers say it's the best competition for renters in years. Milei’s lesson? Rent controls destroy housing markets—and yet, U.S. states and Western governments are still pushing them.
